The County of Albemarle Planning Division will grant or recommend approval of the Boundary Line Adjustment Plat referenced above once the
following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless
otherwise specified.]
1. Planning — Christopher Perez
No objections. Please make the following requested changes by VDOT and Engineering.

1. Provide tie between west boundary (579.97'(T)) and C1/R4 zoning (dashed line). Without tie, location of zoning demarcation is
indeterminate.
2. Show and label preserved and managed steep slopes.
3. Show and label intermittent stream, consistent with the final site plan SDP201800082.
4. Recommend show full extent of TMP #76-52L at a reduced scale, since different zoning affects the property, since steep slopes and
an intermittent stream are located on portions of the property.

5. Please provide inset for EC7-El area of plat. EC7 length=0.60'. Relative location at 1" =40' scale is slightly ambiguous.
6. E24 and E30 appear intended to be parallel (identical); please confirm bearings are accurate.
7. EC5 + EC6 =C3=18.90'. Please confirm easement curve values for EC5 and EC6 are accurate.
8. E6 and E10 bearings appear to be identical, but table values differ; please confirm table values are accurate.
9. Revise `L3' label to read `E3'.
10. Revise `New variable width public stormwater facility easement' label to read `New variable width stormwater facility easement.'
Delete `public.'
11. Revise `New 20' public drainage easement' label to read `New 20' private drainage easement.' This easement does not convey
runoff from public right-of-way."
Once plat review comments are addressed, once a SWM Agreement for the underground detention system is recorded (ref. WP0201800049),
Engineering will format a Deed of Dedication (template document) to accompany this plat. Engineering will use information from the final
revised plat (date of last revision is critical) and recorded SWM Agreement, and will then send this Deed to the Applicant for notarized
signature. Then, Applicant needs to return deed and plat to CDD, to either Christopher Perez or me Q. Anderson). We will route to Attorney
and County Executive for signature, and notify Applicant when it is ready for pickup at CDD front desk, for recordation.
VDOT — Adam Moore
1. Please change labeling of 23.5' right of way dedication to County for public use.
ACSA —Richard Nelson
No objection.
Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is kept up to date by the County Attorney's
office. The Code may found on the County Attorney's website which may be found under "Departments and Services" at Albemarle.org.
In accord with the provisions of Section 14-229(B) of Chapter 14 of the Code if the developer fails to submit a revised final plat to address all of the
requirements within six (6) months after the date of this letter the application shall be deemed to have been voluntarily withdrawn by the developer.
