Subject: SUB-2018-198 Caliber Collision — Special Lot Plat
The County of Albemarle Planning Division will grant or recommend approval of the Final Plat
referenced above once the following comments have been addressed: [Each comment is
preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless
otherwise specified.]
[14-302 (A)(4) & (6)] Private Easements; Alleys and shared driveways. Address the
following:
e) Rev. 1 fNEW COMMENTI: Ensure that SUB2018-160 is recorded prior to this plat
and that the deed book and page numbers are added to this plat prior to its
recordation.
Rev. 2: Comment not yet addressed. Address the comment.
Rev. 3 UPDATED: Comment not vet addressed. Once SUB2018-160 is
approved do the following (Revised comments in italics):
a) Record the SWM Facility Deed of Dedication, the plat for
SUB2018-160, the ACSA deed, the Access Easement deed
(which includes the temporary construction easement), and
the stormwater drainage deed and receive the recordation
receipts for each.
b) Send a PDF of all of the recordation receipts to the plannin_q
reviewer.
c) Either revise the plat or handwrite (in permanent ink) the
recordation Deed Book and Page Number for all of the
different deeds references on the special lot plat (SUB2018-
198) in the places left blank for each.
d) Submit signed originals of this plat (SUB2018-198) for approval.
Two or more signed originals are required. The County will keep
one signed original for their records.
e) Once you have received the approved plat original(s) from the
County record the plat for SUB2018-198 and send a PDF of the
recordation receipt to the planning reviewer in order to provide what
is needed for site plan approval.
[14-302 (A)(5) & 14-303 (L)] Public Easements; Public utility, drainage and sight
distance easements. Address the following:
e) Rev. 1 [NEW COMMENT: Ensure that SUB2018-160 is recorded prior to this plat
and that the deed book and page numbers are added to this plat prior to its
recordation.
Rev. 2: Comment not yet addressed. Address the comment.
Rev. 3: Comment not vet addressed. See comment for #1 above.
[14-302 (113)(5) & (8)] Zoning classification; Yards. Address the following:
b) Revise the setback information so that it is complete and correct, for both zones.
Rev. 1: Comment not fully addressed. The RA zone setback information does not
appear to be included in the zoning data area of the plat. Ensure the RA setback
information is included and clearly differentiated from the HC setback information
listed.
Rev. 2: Comment not fully addressed. Revise the RA setback information to
show the correct Rear setback of 35' in the zoning data area of the notes.
Rev. 3: Comment addressed.
d) Show the setback lines in both lot. They setbacks for TM 77-11 need to be shown.
Rev. 1: Comment not fully addressed. Address the following:
i. Show the setbacks for the RA portion of the property.
Rev. 2: Comment not fully addressed. Revise the RA setback
information to show the correct Rear setback of 35' in the zoning data
area of the notes.
Rev. 3: Comment addressed.
16. REV. 2 [NEW COMMENTI: Revise the plat so that the parcel information for TMP 76M2-
1-80 does not overlap the text in the Notes: section.
Rev. 3: Comment addressed.
