Dear Erin,
I have reviewed your resubmittal (dated 1/24/2019) for the above -referenced project. Original comments
from the July 17, 2017 ARB meeting and my June 22, 2018 comment letter (bulleted) are copied below.
Current comments follow each item and are in bold.
1. Submit material/color samples for review.
See 13 and 14 below. This comment has been partially resolved.

.Provide a treatment for the northern (right) elevation of the front (eastern) building bay to maintain a
connection to the renovated front elevation. Consider adding landscape or screening on the property
for the existing mechanical and electrical equipment.
The plan on sheet 20 notes soapstone on the north elevation. Provide an elevation of the noilh side
of the building, note the proposed material on the diawin&and clearly show the extent of the
soapstone application. Note the building materials on Sheet 21.

Identify on the plans the existing vegetation at the east corner of the building/site.
• The tree was added to sheet 16. The species and size were not noted, but are needed on the plan. If
the species cannot be identified, note that it is a deciduous tree and note the size. Provide a
landscape plan that is legible. The landscaping on Sheet 16 is too small to distinguish individual
plants, and it is difficult to distinguish one plant symbol from another.
The size note is difficult to read and appears to say, "Existing deciduouse 2' sp 10 tree to
stay." Please clarify the meaning of this note. Please provide the site plan sheets at the
standard 24" x 36" size previously submitted for site plan review.
4. Indicate on the elevation drawings the type of window glass proposed. Provide specs. Include the
standard window glass note on the elevation drawings and show that the criteria are being met.
Window glass in the Entrance Corridors should meet the following criteria: Visible light
transmittance (VLT) shall not drop below 40%..Visible light reflectance (VLR) shall not exceed 30%.

10. Add the standard plant health note to the plans. All site plantings of trees and shrubs shall be allowed
to reach, and be maintained at, mature height: the topping of trees is prohibited. Shrubs and trees
shall be pruned minimally and only to support the overall health of the plant.

the landscape plan. You noted an electric easement along the front of the property. Please show the
electric line, the gas line, and the associated easements on the existing conditions and landscape
plans.

Please provide:
1. One set of revised drawings addressing each of the outstanding conditions. Include updated
revision dates on the drawings. Provide the site plan drawings to0scale at the standard 24" x 36"
size.
2. A memo including detailed responses indicating how each condition has been satisfied. If changes
other than those requested have been made, identify those changes in the memo also.
3. The attached "Revised Application Submittal" form. This form must be returned with your
revisions to ensure proper tracking and distribution.
When staffs review of this information indicates that all conditions of approval have been met, a Certificate
of Appropriateness may be issued.
