Staff has provided references to provisions of Chapter 18 of the Code of the County of Albemarle. The Code is kept
up to date by the County Attorney's office. The Code may found on the County Attorney's website which may be
found under"Departments and Services"at Albemarle.org.
In accord with the provisions of Section 32.4.3.5 of Chapter 18 of the Code if the developer fails to submit a revised
final site plan to address all of the requirements within six(6)months after the date of this letter the application shall
be deemed to have been voluntarily withdrawn by the developer.If you have any questions about the comments

2.The 10'existing gravel driveway does not meet required emergency apparatus access.A minimum of 20'clear

drive around the building to exit a turnaround may not be necessary.

2. The 10' existing gravel driveway does not meet required emergency apparatus access. A minimum of 20' clear
width of an approved surface must be provided.
3. Please show turning radii around the building. An approved turnaround is not provided however if apparatus can
drive around the building to exit a turnaround may not be necessary.

Staff has provided references to provisions of Chapter 18 of the Code of the County of Albemarle. The Code is kept
up to date by the County Attorney's office. The Code may found on the County Attorney's website which may be
found under "Departments and Services" at Albemarle.org.
In accord with the provisions of Section 32.4.3.5 of Chapter 18 of the Code if the developer fails to submit a revised
final site plan to address all of the requirements within six (6) months after the date of this letter the application shall

RE: SDP2018-46 Mint Spring Park-Minor Amendment
Dear Sir:
Your Minor Amendment application has been reviewed. In order for the amended site plan to be approved the
following revisions are required:
1. [21.7(C),32.7.9]Buffer zone adjacent to the rural area district. No construction activity including grading or
clearing of vegetation shall occur closer than twenty(20)feet to any residential or rural areas district. On the
plans relocate the entire proposal 20 feet from the adjacent property line,to provide the 20'buffer zone.This
20'buffer shall also be applied to the entrance road connection to the existing drive.
Also,provide a double staggered row of 6' tall evergreen plantings within the 20'buffer zone for the duration
of the land disturbance/travelway.
2. [32.5.2(n)]Proposed Improvements. On the plans label the proposed paving material used for the travelway and
parking spaces.
3. [4.12.16(e),32.5.2(n)]Proposed Improvements. Provide bumper blocks for all parking spaces. Each bumper
block shall be a minimum length of six(6)feet,a maximum height of five(5)inches,and shall be securely
anchored into the pavement in at least two(2)places.

5. [32.5.2(n)] Proposed Improvements. On the plans depict the general physical location of all existing

9. [32.6.2(k)&4.17]Lighting. Provide a cut sheet with luminaire schedule for each proposed light fixture.Also,
provide the location of the outdoor lighting fixtures.
10. [Comment] Revise the title of the plan: "SDP2018-46 Mint Spring Park—Minor Amendment".
11. [Comment] The Health Department approval is required prior to minor site plan approval. Comments pending
to be forwarded upon receipt.
