Dear Mr. Pineo,
I have reviewed the above -referenced application for a county -wide Certificate of Appropriateness. Your proposal
meets all of the design criteria outlined by the Architectural Review Board for this type of Certificate. You may consider
this letter your Certificate of Appropriateness.
This approval is specifically conditioned on the following:
1. Execution of the design indicated on the final approved plans, attachments, materials, samples, and other submittal
items presented.
Please note the following:
1. Any changes in the approved design will require a new application and additional review.
2. Changes made to the site or architectural plans after issuance of a Certificate of Appropriateness can delay the
signing of final site plans and the approval of building permits. It is in the applicant's best interest to notify ARB
staff of such changes and to initiate the review of amendments to ARB -approved plans to avoid future delays.
3. Certificates of Appropriateness are valid for the same period that the corresponding site plan is valid. If there
is no site plan required for the proposed work, the Certificate of Appropriateness is valid for 3 years.
Applicants requesting an extension of the period of validity must do so in writing. The letter must be
received by the Director of Planning prior to the expiration date.

CHARLOTTESVILLE, VIRGINIA
1824 and 1828 Rio Hill are two adjacent commercial bays located in the Rio Hill Shopping Center. Currently the two bays are delineated from each other through
different canopy conditions and a large dividing parapet extending above the canopies. An incoming tenant, who will be inhabiting both bays, has requested
a cohesive facade that will better express a clear entrance and unified space.
Currently the canopy condition of the 1824 facade consists of a green standing seam metal shed roof above a 4 foot band of stucco. This condition is consistent
across the two bays to the left of 1824 as well. The 1828 unit utilizes the same standing seam metal roof as an awning below a 5 foot 6 inch parapet of the same
stucco material. This condition is also utilized in the two bays to the right of 1828. The transition of the two roof conditions is indicated by a brick parapet dividing
the two bays (see page 7 for existing elevation clarification). To create a cohesive unit, the brick parapet will be removed and the 1824 roof condition will be
extended over the 1828 bay. A new parapet will be introduced at the right end of 1828 to indicate the new point of transition between roof conditions.
The materials will remain consistent with existing conditions by either salvaging materials during the demolition process, or matching new materials and color to
the existing material palette. Overall the change in canopy condition to the 1828 bay will remain consistent with the architectural elements already utilized in the
Rio Hill Shopping Center while creating a cohesive unit for the incoming tenant.
