The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [14-303(E)] Private Street. Please provide the maintenance agreement associated with the private street easement. The agreement will need to state that maintenance shall be by the owners of the lots affected by the shared private street easement, not by the Virginia Department of Transportation or the County. Was this requirement captured in a previously recorded instrument? 2. [14-302(B)(7)] Watershed. The subject property is not located in the North Fork Rivanna Intake Water Supply Watershed, but in the Beaverdam Creek Water Supply Watershed. Please revise Note D accordingly. 3. [14-302(B)(10)] Stream Buffers. As stream buffer areas fall within the property boundary, please include the following note: "The stream buffers shown hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance." 4. [Comment] Surrounding Parcels. The parcel currently identified as T.M. 18-35A, Parcel A, along the southern edge of the subject property, should actually be identified as T.M. 18-35A1, Parcel Al. Please revise. 5. [14-301(B)] Scale. The scale provided on the plat does not appear to be based on one inch. Please revise the scale such that it is an acceptable ratio and based on an inch. In accordance with the provisions of Section 14-229 of Chapter 18 of the Code, if the applicant fails to submit a revised plat to address all of the requirements within six (6) months after the date of this letter, the application shall be deemed to have been voluntarily withdrawn by the applicant.
