Subject: SDP-2018-079 Keswick Hall Spa- Major Amendment
The Planner for the Planning Services Division of the Albemarle County Department Community
Development will recommend approve the plan referred to above when the following items
have been satisfactorily addressed. (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated based
on further review.) [Each comment is preceded by the applicable reference to the Albemarle
County Code.]
Requirements:
1. An additional $17.38 needs to be paid for the notification.
2. [32.5.2(a)] The allowable maximum height under RA zoning is 35 feet. The proposed
building exceeds the height. Revise so that the building height is limited to 35 feet.
3. [4.17] Provide the property lines on the lighting plan for verification of the footcandle
requirements.
4. [4.12.13(e)] Any commercial building larger than 4,000 sq ft requires a dumpster pad.
Provide a dumpster pad for the spa.
e. Each site plats that depicts a commercial or industrial building of four thousand (4,000) gross
square feet or more shall provide a dumpster pad that does not impede any required parking or
loading spaces: nor any pedestrian or vehicular circulation aisles_
Rev1: Comment not adequately addressed. The dumpster pad is not shown/noted on the plans
and must be designed in accordance with the ordinance.
4.12.19 '-%II1NLN- LEI DESIGN REQUI E-sTENTS AND INIPRO EMENTS FOR DUNIPSTER PADS
The following design requirements and minimum improvements shall be satisfied for all vehicle
access aisles:
a_ ilfaterials. Dempster pads shall be concrete.
b. Design. The pad shall extend beyond the front of each dumpster so that the front wheels of a
track servicing the dempster will rest on the concrete, but in no case shall the length of a
concrete pad be less than eight (8) feet beyond the front of the dumpster. The site shall be
designed so that stormiA.ater does not run through_ and drains away front areas �vfiere
dumpsters are located in order to minimise the potential for contaminating stormwater runoff
due to contact with solid wwaste_
Screening_ Dumpsters shall be screened as required by section 32.7.9 and, where applicable,
section 30.6_
