But I am hemorrhaging body parts on this project - my Banker wants me to wear a tracking bracelet to keep tabs on me. I just cannot begin to imagine the expense of preparing a mock up. I'll ask for an estimate and then decide. In the interim, let's move forward with the revisions and color modifications you have approved. I will ask my architect to prepare revised building elevations. I assume you want complete sets of the plans-which include the Starbucks modifications to the drive thru? Of course there is still the issue with Starbucks. They must review and approve the color modifications as well...and I haven't been able to get a response from their design department. My luck they won't like the modifications! The rendering does look light, but I think the stucco and siding colors appear more similar in the rendering than they will in real life. Here is my recommendation: Because the colors identified on this revision are the same or similar to what was approved by the ARB, I can approve this version. That will be one step closer to getting your building permit approved. You can work with your architect on constructing a mock-up on site. That mock-up can be of a size that is large enough to really see the colors and textures in daylight. (You might also want to include a sample of the window framing in the mock up; it may be contributing to the "too light" effect.) If you don't like the results after viewing the mock-up, we can work together on another amendment at that time. Would that work for you? I can approve your building permit with this substitution and send it to the next reviewer. Please revise the elevations sheet(s) to reflect the new materials and submit 3 copies to Margaret's or my attention at your earliest convenience. I galve up making color selections many years ago - deferring to my wife where possible. The kindest comment she has made to me (about my trying to match colors) was..."Randy, is it possible you are color blind?" Personally, either of the selections is acceptable to me. In all honesty, I thought the "White Granite" was more acceptable to Margaret. However, when I requested the Hardie Plank Samples, I also asked for a sample of the "Cascade Slate". I will drop off that sample to�,you this afternoon if that is ok. If acceptable, I will drop it off in an envelope with your name - but no cover letter. Margaret apprised me of the conversations she had with you about the substitution of approved building materials and colors, so I have been expecting this sample. Looking at it against the color chart we have on file (which has a small swatch of the "Phoenix Fossil ACRI" grey), however, I do not think this is a good match. The "white marble" Woodtone is really a bone white, not a mid-tone grey. I would think that the "cascade slate" is the best approximation in this series to that approved grey, perhaps followed by the "coastal grey" (but I think the latter is too dark). I apologize, I know your building permit is in suspended review; is it possible for you to get a sample of the "cascade slate" quickly? If I could see that and determine whether that is a better match to the approved color, then you will need to revise and submit three copies of the elevations. Once we approve the color, however, we can quickly approve the building permit and attend to the Certificate of Appropriateness soon thereafter. I am sorry for the inconvenience. Please call me if you have questions or concerns. Alternately, Margaret will be back in the office on Monday,January 28th if you would like to receive her opinion on the suitability of this sample. Margaret indicated that she was going to be out of the office until the 25th of January, and that you would be handling my resubmittal. I do hope to make this a painless process (for both of s!) On my first amendment submission, I asked for ARB approval to change the stain color for the Hardie Plank from"Phoenix Fossil ACRI" Shield to "Smokey Alder" Rustic Series by Woodtone. Margaret thought the replacement stain was too dark and asked I consider one of the lighter stains from the Rustic Series that was closer to the original Phoenix Fossil selection. I mentioned the White Granite selection from Woodtone and Margaret felt that color would be acceptable. However, she asked that we submit a sample from the manufacturer. To that end, attached you will find a sample from Woodtone for the "White Granite" stain. This is as close in color to Phoenix fossil as I have been able to locate. The ARB approved color for the Hardie Plank was "Phoenix Fossil". Were you thinking something like "Cascade Slate" would be more acceptable? It is probably the closest to Phoenix Fossil that I have seen. As alternates, I could also see "White Granite" (but that is much lighter) or "Slate Tile" (but that has more blue) And,to answer your question, I have not asked my architect to prepare a color rendering of the building. I used a 3rd party to prepare color renderings, but the colors on those renderings were not accurate - only close approximations (and it took forever to get the renderings completed). Will you require submission of new renderings if the color submitted is closer to Phoenix Fossil? Thank you for your help. I've looked over your submittal. I am OK with the Starbucks changes and the brick. However, I'm concerned about the siding color. I think it is very dark and too different from the approved gray to approve without ARB 5 input. Have you considered one ne light-to medium-graytones from the Woodtone Rustic Series? Have you viewed larger samples together with larger samples of the brick and stucco? Has your architect done a new color rendering to illustrate the new proposed combination? The instructions provide that I need to submit eight (8) copies of all plans. I was going to have T&N print off 18" x 24" copies. Is that size sufficient? I am attempting to reduce future maintenance by using Hardie Plank that has a baked on finish (as opposed to having to be painted). Where the requested changes involve modifying colors, we have selected muted, earth tone colors which are compatible with the surrounding commercial structures and are in accord with Entrance Corridor guidelines. The changes are as follows: 1. Starbucks requested minor modifications to the drive thru window. Our Architect (Mark Kestner) worked with the Architects representing Starbucks and was able to include their modifications in our plan design. Attached you will find two (2) copies of Plans from Henningsen Kestner Architects that incorporate those changes. The changes have been noted on the Plans by Mark Kestner.
