Hi Tori,
Hope you enjoyed the holidays as well. We have updated the plat per your comments and attached to this
email. Please see comments addressed below and let us know if you have any additional questions. If everything looks
good we will prepare hard copies for signatures.
The side setbacks are listed at 15' on the notes on Sheet 1, however the side setback lines on the plat are listed
as 10'. Please clarify.
Side setbacks are 10'. Sheet 1 has been corrected.
All proposed private easements will need an instrument listed on the plat before we can do final plat approval.
This may include a reference to the already approved HOA covenant. Each private easement listed under "New
Easements" should also include "(Glenmore Community Association, Inc.)" after it. This is not necessary for
ACSA easements, and the SWM County easement will be covered by the SWM deed once approved by the CAO.
Comment is addressed and sheet 1 has been updated. Instrument for "DAE 20" with be created with
this plat (See attached supplemental declaration).
Could you please clarify what the creation of Parcel A -II (shown on Sheet 9) is for?
Parcel A -II has been added to Open Space A (as shown on sheet 9) to satisfy open space/forestall area
requirements.
4. Could you please confirm that DB 4946 PG 11-44 is being used as the private street maintenance agreement? Or
reference a different instrument or DB/PG, if that is the case.
Deed Book 4946 page 11-44 contains the private street maintenance obligations, and so the streets in
Phase 2 will be maintained pursuant to that declaration once the supplemental declaration is recorded.

I am reviewing the plat for Planning comments, and just a have a few remaining questions/comments:

Tori, once all review comments are addressed, would you like to route Deed of Dedication with (copy of, not original)
plat to County Attorney's Office (CAO)? —there are a series of steps yet to go, including: all review comments addressed,
CAO signature, County Executive signature, County Authorized Agent signature, and recordation by Applicant. We'll be

I am sorry I couldn't comment, sooner. I've attached David's 14-Nov email. It appears there is a missing
attachment to his note, since David wrote `I have also provided a docx of the deed with the revision date
changed to today's date', but I cannot find this Attachment. The date of plat referenced in the Deed needs to
match most recent date of plat revision. Not finding his docx Attachment, please find formatted Deed sent to
David on 11/13/2018 6:50 PM (also Attached*). Please feel free to call if you have any questions. Thank
