Subject: SUB-2019-10 Ivy Road Boundary Line Adjustment
The County of Albemarle Planning Division will grant or recommend approval of the Final Plat
referenced above once the following comments have been addressed: [Each comment is
preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless
otherwise specified.]
[14-302 (A)(7) & 14-303(C) & (E)] Existing and departing lot lines; Boundary Lines;
Dimension standards and information on all lots, streets, alleys, easements, and shared
driveways. Revise the plat to address the following:
a) Revise the plat to include the bearing and distance information for the lot line
between the two subject parcels (TMP60-40131 & 40132).
b) Revise the title statement to also include the plat where the property line adjacent to
TMP 60-40E was revised.
2. [14-302 (A)(11)] Instrument creating property proposed for subdivision. Revise note #11
to also include the plat where the property line adjacent to TMP 60-40E was revised.
[14-302 (A)(15)] Identification of all owners and certain interest holders. The County's
GIS and the deed referenced in Note #2 both specify the owner as "MAWI Properties,
LLC" and not "2208 Ivy Road, LLC" that is specified in the signature block for the
statement of consent. Address the following:
a) Either provided the deed that transferred the two parcels to "2208 Ivy Road, LLC" or
change the owner in Note #2 to be for "MAWI Properties, LLC.".
b) Revise the statement of title to have the correct deed book and page number for the
deed that transfers the parcels to the owners specified elsewhere on the plat.
Replace the "XXXV and "XXV with the correct information.
4. [14-303 (A) & (0)] Statement of consent to division; Signature panels. Either provided the
deed that transferred the two parcels to "2208 Ivy Road, LLC" or change the owner, and
owner information, in the signature area of the statement of consent. GIS current records
still show the parcels being owned by "MAWI Properties, LLC.".
5. [Comment] See attached comments from Engineering.
