Provide professional seal that is signed and dated. 2. Provide existing and proposed topography. 3. Provide legend for all linetypes (floodplain, buffer, etc). 4. Show all existing easements. 5. Show all critical slopes. 6. Ensure that no invasive species are proposed (including grass seed mixes). Provide note on the plan that no invasive species shall be planted. 7. Please label the Old Trail Village blocks on all sheets. It is easier to navigate the areas since discussions always revolve around blocks. 8. Details for planning area 3 and 6 appear to be missing. Please provide. 9. Please clarify that mitigation areas are equal to 2x's the total disturbed area. Some areas are future/pending, so there needs to be a note that says how much disturbance this mitigation is for? For example, if 100 SF was estimated to be disturbed, but it turns into 110SF, this mitigation plan would need to be revised. Currently, the plan doesn't show how much is disturbed, it just shows total mitigation area. This might only need to be applied to the future/planned areas. Engineering understands that the approved mitigation plan areas are already covering the 2x, they are just being moved around. 10. Provide maintenance requirements on the plan. 11. Please reference the 70% credit for grass/perennials (source?). Riparian guide, page XX, for example. 12. Plantings by others are shown on this plan, but you are not proposing any changes to them and they are not included in your calculations, correct? REV 1: Per the meeting at the county on 4/25/19, please add a note on the cover sheet stating that Engineering Review Comments Page 2 of 2 any areas not in the 100 ft. buffer will be placed in an easement. This easement plat must be recorded before any mitigation bonds will be released. 15. REV 1: Per the meeting at the county on 4/25/19,the amount needed to be bonded with this master plan will be the difference between what is proposed and what is currently bonded. Block 32 (area 3) and Area 6 will be bonded with those plans at that time.
