To Whom It May Concern:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned Highway Commercial - HC. The permitted uses of the Property
are provided in Section 24 of Chapter 18 of the Albemarle County Code ("Zoning
Ordinance"). The Property is subject to the Airport Impact Area and Entrance Corridor
Overlay Districts as described in Section 30 of the Zoning Ordinance.
• There are no Zoning Map Amendments, Proffers, or Special Use Permits associated
with the Property.
• The Property is subject to site plan SDP198900047. The Property appears to be
developed in accord with these plans.
• The Property was inspected for compliance on March 13, 2019. During the visit it
appeared there were several vehicles displayed or stored on the Property from Umansky
Chrysler Dodge Jeep Ram. Any outdoor storage and display associated with motor
vehicle sales without an approved Special Use Permit is considered to be in violation,
therefore, the Property is not in compliance with the Zoning Ordinance.
• Other than the storage of vehicles, the Property, current use, and all improvements of
the Property are in compliance with all applicable zoning codes, rules, and regulations.
• There are no outstanding building or zoning violations on file.
• As a Designee to the Zoning Administrator, I am authorized and empowered to execute
this letter on behalf of Albemarle County.
