(kwinters(ir roudabush.com) From: Andrew Reitelbach, Senior Planner Division: Planning Date: September 21, 2018 Subject: SUB2018-00143 Bundoran Farm Lots B 10 and B 11 — BLA Fax 434-972-4126 The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14-302(A)3.] Please provide the deed book and page number for the legal instrument dedicating the right-of-way for Edge Valley Road, State Route 696. 2. [14-302(A)4.] Please provide the deed book and page numbers, as well as the easement holder information, for those private roads shown on the plat, such as Ballyshannon Lane and Derry Lane. Also, provide the locations, dimensions, easement holder information, and deed book and page numbers for the private easements on this property, such as any utility, drainage, and greenbelt/farm preservation easements. 3. [14-302(A)5.] Please provide the locations, dimensions, easement holder information, and deed book and page numbers for public easements, if any, on this plat, such as drainage and storm - water management easements. 4. [14-302(A)10.] Please include a note that specifies the number of development rights that may be available for each of the parcels involved in this boundary line adjustment. 5. [14-302(A)15.] Include the names and addresses of each owner of record for each of the parcels involved in this boundary line adjustment. 6. [14-302(B)5.] In addition to the zoning classification of these properties as RA, Rural Areas, state on the plat any zoning overlay districts, proffers, special use permits, and variances that are applicable to these properties, including the Critical Slopes overlay district. 7. [14-302(B)6.] In the statement of title for TMP 86-57, correct the typo to show the correct tax map number for this parcel. 8. [14-302(B)7.] In note #9, please revise the note to state a "...water supply watershed...," instead of a "...river watershed..." 9. [14-302(B)9.] In note #4, it states that the area shown is located in flood zone "X" and does not fall within flood hazard zone "A" except for areas shown hereon sheet V2. However, on sheet V2, it does not appear that there is anything shown regarding the flood hazard zones. Please clarify this note. 10. [14-302(B)10.] On the plat, please show the location of stream buffers required by the water protection ordinance. 11. [14-303(A)] In the statement of consent to division for TMP 86-57, please remove the plural of TMP, as there is only one parcel included in this statement. 12. [14-303(C)] On both sheets V2 and V3 of the plat, please show all required boundary line dimensional and curvilinear data. 13. [14-303(E)] Please provide the dimensional and curvilinear data for all roads and lots shown on this plat, on both sheets V2 and V3. 14. [14-303(I)] For the numerous drainage easements that are on these properties, if any of these are public, please include the location and dimensions of these easements, as well as the easement holder and deed book and page number for them.
