The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County Code.] Based on a phone conversation with Mr. Robert Coleman yesterday, it is understood that you will be revising the plat so that each parcel has frontage on the public street. This revision to the plat eliminates the need for review of the proposed private street. The revised plat will be reviewed to determine compliance with County regulations. (Note: When considering alternative lot lines for the subdivision of TMP 76-52C, it is recommended that access to each parcel be considered. There are several options when providing access for lots fronting on a public road including an access easement, shared driveways, etc.) Based on the review that has occurred the following revisions must be made to the plat. (Be aware that additional comments may be provided after the revised plat is reviewed.) 1. [14-312] Location of existing buildings. Identify locations of all existing buildings on the land to be subdivided as well as those located within fifty (50) feet of a proposed lot line. 2. [14-302(A)(9)] Building sites. Provide the area of each building site on each proposed lot. The plat will also need to include the following note: "Parcel [fill in] and the residue of T.M.P. [fill in] each contain a building site that complies with Section 4.2.1 of the Albemarle County Zoning Ordinance." 3. [14-302(B)(5)] Zoning classifications. Include in the zoning notes that the subject properties are within the Entrance Corridor overlay district. 4. [14-302(B)(8), 4.191 Yards. To align with the County Code requirements for R-4 residential districts, please revise the front setback to remove the 10 foot setback text and instead state that "The minimum front setback will be determined by the closest setback of an existing main building within 500 feet in each direction along the same side of the street fronted, as required by Sec. 4.19." 5. [Comment] Several deed book references did not appear to be correct, in particular the 20' Road Reservation (D.B.279 PG.213) and a few legal references identified as plats (D.B.272 PG.572 and D.B.269 PG.600). Please review and revise. 6. [14-302(A)(4-5)] Easement labels. All easements should also be identified as public or private. 7. [14-302(B)(1)] Last revision date. In the next submission, denote the date of the drawing as well as the date of last revision. 8. [14-316] Approved entrance onto public street. VDOT will need to approve the location of the new private street easement before approval of the final plat can be granted. In accordance with the provisions of Z.O. 14-229 of the County Code, if the applicant fails to submit a revised plat to address all of the requirements within six (6) months after the date of this letter, the application shall be deemed to have been voluntarily withdrawn by the applicant.
