The County of Albemarle Planning Division will grant or recommend approval of the plat referenced
above once the following comments have been addressed: [Each comment is preceded by the applicable
reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302(A)9] Please revise note 2 on sheet 1 to state the section number as 4.2_1 of the
Albemarle County Zoning Ordinance.
2. [14-302(A)11] In the title/plat references note, it appears that the one of the references should
be deed book 4954, rather than 4951, pages 18 and 18C.
3. [14-302(A)14] The Code of Development for Old Trail Village requires a minimum amount of
land to be set aside as open space. This proposed boundary line adjustment reduces the amount
of existing open space with the transfer of land from an open space parcel to residential lots.
Provide on the plat the calculations showing that the percentage of open space provided
continues to meet the minimum required.
4. [14-302(A)15] According to the County's ownership records, it appears that the owner of these
three lots is March Mountain Properties I LLC. Please revise the ownership note.
5. [14-302(B)1] Include the date of the last revision of the plat on all future resubmittals of the
plat.
6. [14-302(B)9] In the Flood Hazard Overlay District note, please revise the TMP number. The
TMP should be 055EO-02-35-OOOD1, not DO, or the note could be revised more generally to
state that "this site" or "the subject parcels" do not lie within the flood hazard overlay district.
7. [14-303(A)] Revise the statement of consent to division. The description of the land proposed
to be subdivided is incorrect, referencing the other plat that was recently submitted for review
for Lot 17.
8. [General Comment] On sheet 2, please include the name(s) of the property owner and the
deed book and page numbers for the adjacent parcels.
9. [General Comment] There is a dashed line on Lot 15A that extends from the front property
line back to the ACSA sanitary sewer easement line. It is unclear what this line is depicting.
Label this line or provide further clarification.
10. [General Comment] The variation to the stream buffer requirement for these lots has now
been approved by the Board of Supervisors. However, this plat will not be approved until the
associated stream buffer mitigation plan for this property has been approved by Albemarle
County. Revise Note A with the updated information from the BOS approval and the WPO
mitigation plan. Also, see below for comments from the Engineering Division for further
information regarding the WPO mitigation plan.
