HomeMy WebLinkAboutSUB201900041 Review Comments Final Plat 2019-03-21County of Albemarle Department of Community Development Memorandum To: Steve Garrett From: Tori Kanellopoulos- Planner Division: Planning Services Date: March 21, 2019 Subject: SUB201900041 — Stowe and Brock — Boundary Line Adjustment The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] If no action is taken within 6 months of receiving these review comments, the application will be deemed withdrawn. 1. [14-302(A)(10)] Development rights. Include the following note on Sheet 1 for each Parcel: "Parcel [letter or number] is assigned [number] development rights and may/may not be further divided and when further divided these rights shall not comprise more than [number] acres. The residue of Tax Map/Parcel [numbers] is retaining [number] development rights and when further divided it shall not consist of more than [number] acres." It appears TMP 41-9C 1 has one (1) development right, and TMP 41-9C has four (4) development rights. 2. [14-302(B)(7)] Water supply watershed. According to the County's GIS, both parcels are in the Beaver Creek Water Supply Watershed. Please revise note on Sheet 1 to show both parcels are in a water supply watershed. 3. [14-303(P)] Notary panel. Add a third notary panel for the third owner's signature. 4. [14-310 and 14-4161 Health Department review and approval. This plat has been forwarded to the Health Department for their review of the drainage easement and shared drainfield. 5. [18-4.11.2(b)] Accessory structures in required yards. Accessory structures may not be closer than six (6) feet to the property line. The shed on TMP 41-9C1 may not be meeting this requirement. Please indicate how close the shed is to the property line and revise the boundary line adjustment if needed to meet this requirement.
