Easement Application Checklist
(This checklist addresses only that information required to be shown on the plat or submitted in support
of the plat. This checklist does not address design requirements for items such as holding periods,
frontage,access, utility connections or any other design issue. For information on design or other
requirements please refer to Chapter 14,Section 208 of the Code of Albemarle.)
Each subdivision plat shall comply with the following:
O The plat shall meet the standard for plats set forth in Virginia Code§42.1-82. [14-301(A)]
O The plat shall be drawn to a scale of one(1)inch equals fifty(50)feet or to such scale as
may be approved by the agent in a particular case. [14-301 (B)]
O The plat shall be prepared on one(1)or mole sheets,provided that no sheet shall exceed
twenty-four(24)inches by thirty-six(36)inches in size,and further provided that if the plat is prepared on
more than one(1)sheet,match lines shall clearly indicate where the several sheets join. [14-301 (C)]
O The top of each sheet shall be approximately north. [14-301 (D)]
O The plat shall be in a form acceptable for recordation by the clerk of the circuit court of the county. [14-301
(E)]
O Name of subdivision.The title under which the subdivision is proposed to be recorded.The title shall not
duplicate or be a homonym of an existing or reserved subdivision name within the county,the City of
Charlottesville,or the Town of Scottsville,except if the subdivision is an extension of an existing
subdivision. [14-302(A)(1)]
O Vicinity map.A map at a scale of one(1)inch equal to two thousand(2,000)feet showing the property and
its relationship with adjoining land and streets,its relationship with landmarks in the area and,if the
subdivision is a phased subdivision,all other phases of the subdivision for which a final plat has been
approved,in detail adequate to describe the location of the property without field review. [14-302(A)(2)]
O Existing or platted streets.The location,width and names of ill existing or platted streets and all other
rights-of-way. [14-302(A)(3)]
O Private easements.The location and dimensions of all existing and proposed private easements. Existing
easements shall be labeled with the deed book and page number and the name of the owner of record. [14-
302(A)(4)]
O Public easements.The location and dimensions of all existing and proposed public easements outside of a
street right-of-way.Existing easements shall be labeled with the deed book and page number and the name
of the public owner of record.Proposed easements shall be labeled as"dedicated to public use." [14-302
(A)(5)]
O Alleys and shared driveways. The location and dimensions of all easements for alleys and shared
driveways. [14-302 (A)(6)]
O Instrument creating property proposed for subdivision.The deed book and page number of the instrument
whereby the property was created,as recorded in the office of the clerk of the circuit court of the county.

O Identification of all owners and certain interest holders.The names and addresses of each owner of record
and holders of any easements affecting the property. [14-302(A)(15)]
O General information.The date of drawing,including the date of the last revision,the number of sheets,the
north point,and the scale.If true north is used,the method of determination shall be shown. [14-302
(B)(1)]
O Name of plat preparer.The name of the person who prepared the plat. [14-302(B)(2)]
O Places of burial.The location of any grave,object or structure marking a place of burial located on the
property. [14-302(B)(4)]
O Zoning classification.The zoning classification of the property,including all applicable zoning overlay
districts,proffers,special use permits and variances. [14-302(B)(5)]
O Tax map and parcel number.The county tax map and parcel number of the property. [14-302(B)(6)]
O Reservior watershed;agricultural forestal district. A notation as to whether the land is within an
Albemarle County and/or City of Charlottesville water supply watershed or an agricultural-forestal district.

O Flood plain.The location of any part of the property within the flood hazard overlay district,as set forth in
section 30.3 of the zoning ordinance. [14-302(B)(9)]
O Stream buffers.The location of stream buffers required by section 17-317 of the water protection
ordinance,with the following note:"The stream buffer(s)shown hereon shall be managed in accordance
with the Albemarle County Water Protection Ordinance."[14-302(B)(10)]
O Statement of consent to division.A statement that: "The division of the land described herein is with the
free consent and in accordance with the desire of the undersigned owners,proprietors and trustees.Any
reference to future potential development is to be deemed as theoretical only.All statements affixed to this
plat are true and correct to the best of my knowledge." [14-303 (A)]
O Section name or number.The name or number of the section if the property is a part of a larger piece of
land. [14-303 (B)]
O Boundary lines.The exterior boundary lines of the property with bearings in degrees,minutes and seconds.
Curvilinear data shall include radius,central angle,arc length,and tangent distance.All dimensions shall
conform to the standards set forth in this chapter.[14-303 (C)]
O Dimension standards and information on all lots, streets, alleys, easements, and shared driveways. All
linear,angular,and curvilinear dimensions of lots,streets,alleys,public easements and private easements
and shared driveways shall conform to the requirements set forth in 18 VAC 10-10-370(C),a copy of
which shall be on file in the department of community development.Curvilinear data shall include radius,
central angle,arc length,and tangent distances and may be shown either directly on the corresponding
boundary or surveyed line or in table form.Easements shown for private streets,alleys and shared
driveways shall be labeled as"private street easement","alley easement"or"shared driveway easement."
The easement holder(s)shall be identified on the plat.If shared driveways are shown,a note shall be added
to the plat stating that maintenance shall be by the owners of the lots affected by the shared driveway
easement,not by the Virginia Department of Transportation or the county. [14-303 (E)]
O Identification of sections, blocks and lots.Sections(phases)shall be identified by numbers;blocks shall be
identified by letters;lots shall be identified by numbers,assigned in numerical order. [14-303 (F)]
O Monuments.The location and material of all permanent reference monuments.Monuments found or
installed prior to plat recordation may be referred to if they are permanent and undisturbed.If any
monument required by this chapter will be installed after recordation of the final plat,the certification of
the professional engineer or land surveyor shall so note. [14-303 (H)]
O Bearing and distance ties.A definite bearing and distance tie between not less than two(2)permanent
monuments on the exterior boundary of the property and further tie to existing street intersection where
possible and reasonably convenient. [14-303 (I)]
O Public utility, drainage and sight distance easements.The location and dimensions of each public utility,
drainage and sight distance easement outside of a street right-of-way;for each existing easement,include a
note stating the deed book and page number. [14-303 (L)]
O Signature panels. Signature panels for each owner and for the agent or his designee.The signature panel
for the owner shall be located immediately below the statement required by paragraph(A). [14-303 (0)]
O Notary panels.Notary panels for the notary to acknowledge the signature of the owner. [14-303 (P)]
DOCUMENTS AND INFORMATION TO BE SUBMITTED WITH THE PLAT
O The subdivider shall submit with the final plat a survey showing the location of all existing
buildings on the land to be subdivided within fifty(50)feet of a proposed lot line or a proposed street. [14-
312]
O The subdivider shall submit,prior to or with the plat,a plan which shows all rights-of-way,
easements or other interests of the county or any authority within the subdivision that would be terminated
and extinguished by recordation of the final plat,as provided in section 14-433. [14-314; 14-433]]
O The subdivider shall submit,prior to or with the final plat,evidence satisfactory to the agent that the
entrance of the principal means of access for each lot onto any existing or proposed public street
complies with Virginia Department of Transportation standards;provided that this requirement shall not
apply to any subdivision of a parcel where two(2)or more dwellings existed on the parcel on October 14,
2009 and one existing dwelling would be located on each lot created. [14-438]

This document was prepared on November 10, 2010 and contains those provisions of Chapter 14
that apply to Easement Plats.

Section 14-208.2 Easement plats
14-300 Persons authorized to prepare plat.
Each plat shall be prepared by a professional engineer or a land surveyor,to the limits of his
license.

14-301 Form and style of plats.
Each subdivision plat shall comply with the following:
A.The plat shall meet the standard for plats set forth in Virginia Code § 42.1-82.

14-302 Contents of preliminary plat.
A preliminary plat shall contain the following information:
A.A preliminary plat shall contain the following information,which must be included in order for a
preliminary plat to be deemed complete under section 14-216(B):
1.Name of subdivision.The title under which the subdivision is proposed to be recorded.The title
shall not duplicate or be a homonym of an existing or reserved subdivision name within the county,the
City of Charlottesville, or the Town of Scottsville,except if the subdivision is an extension of an existing
subdivision.
2. Vicinity map. A map at a scale of one(1)inch equal to two thousand(2,000) feet showing the
property and its relationship with adjoining land and streets, its relationship with landmarks in the area
and, if the subdivision is a phased subdivision, all other phases of the subdivision for which a fmal plat
has been approved, in detail adequate to describe the location of the property without field review.
3.Existing or platted streets.The location,width and names of all existing or platted streets and
all other rights-of-way.
4.Private easements.The location and dimensions of all existing and proposed private
easements.Existing easements shall be labeled with the deed book and page number and the name of the
owner of record.
5.Public easements.The location and dimensions of all existing and proposed public easements
outside of a street right-of-way.Existing easements shall be labeled with the deed book and page number
and the name of the public owner of record. Proposed easements shall be labeled as"dedicated to public
use."
6.Alleys and shared driveways. The location and dimensions of all easements for alleys and
shared driveways.
11.Instrument creating property proposed for subdivision.The deed book and page number of
the instrument whereby the property was created,as recorded in the office of the clerk of the circuit court
of the county.
15.Identification of all owners and certain interest holders.The names and addresses of each
owner of record and holders of any easements affecting the property.
B.A preliminary plat shall also contain the following information,provided that the
preliminary plat shall not be deemed incomplete for purposes of section 14-216(B)if it does not include
this information in the initial plat submittal:
1. General information.The date of drawing, including the date of the last revision,the number of
sheets,the north point, and the scale.If true north is used,the method of determination shall be shown.

In addition to containing all of the information required by section 14-302, except for the information
required by section 14-302(A)(12),a final plat shall contain the following information:
A.Statement of consent to division.A statement that: "The division of the land described herein is with
the free consent and in accordance with the desire of the undersigned owners,proprietors and trustees.
Any reference to future potential development is to be deemed as theoretical only.All statements affixed
to this plat are true and correct to the best of my knowledge."

14-312 Location of existing buildings.

14-314 Identification of all interests of the county in property.
The subdivider shall submit,prior to or with the final plat, a plan which shows all rights-of-way,
easements or other interests of the county or any authority within the subdivision that would be
terminated and extinguished by recordation of the final plat, as provided in section 14-433.

14-433 Effect of recordation of plat on dedications and certain easements.
The recording of a final plat shall transfer dedicated land and improvements and establish certain
easements as follows:
A.Recordation shall operate to transfer,in fee simple,to the county that portion of the land set apart on
the plat and dedicated for public use as provided in sections 14-426, 14-428 and 14-431.
B. Recordation shall operate to transfer to the county any easement indicated on the plat to create a public
right of passage over the property.
C.Recordation shall operate to transfer to the service authority, in fee simple,the water and sewer
facilities,and the easement, as provided in section 14-430.
D.Recordation shall operate to terminate and extinguish all rights-of-way,easements or other interests of
the county in the property not shown on the plat,except that an interest acquired by the county by eminent
domain,by purchase for valuable consideration and evidenced by a separate instrument of record,or
streets, alleys or easements for public passage subject to the provisions of Virginia Code §§
15.2-2271 or 15.2-2272 shall not be affected by recordation.
E.Recordation shall not constitute acceptance of any improvements by the county or any service
authority, state agency or department.

14-438 Inspections; right of entry.
Improvements required by this chapter shall be inspected as follows:
A.The submittal of a preliminary or final plat by a subdivider shall constitute consent by the subdivider
to all officers and employees of the county,the service authority and any other authority, and any state
department or agency,responsible for the administration and enforcement of this chapter,to enter upon
the property at all reasonable times for the purpose of making periodic inspections related to the review of
the preliminary and/or final plat for compliance with this chapter.
B. The subdivider shall provide at least five(5)days prior notice to the county engineer when each stage
of the construction and improvement of the subdivision is ready for inspection, in accordance with the
schedules and regulations promulgated by the board of supervisors.
C.Any inspection of public improvements shall be conducted solely to determine compliance with the
requirements and specifications provided by law and the approved design plan.

agent; proposed grading (maximum five [5] foot contours) supplemented where necessary by spot
elevations;areas of the site where existing slopes are steep slopes.
e. Landscape features.The existing landscape features as described in section 32.7.9.4(c).
f. Watercourses and other bodies of water. The name and location of all watercourses and other bodies of
water adjacent to or on the site; indicate whether the site is located within the watershed of a public water
supply reservoir.
g. Onsite sewage system setback lines.The location of onsite sewage system setback lines from watercourses
including intermittent streams and other bodies of water.
h. Floodplain and related information. The boundaries of the flood hazard overlay district, the base flood
elevation on the site,the elevation of the lowest floor,including any basement,and for any structures to be
flood-proofed as required by section 30.3,the elevation to which the structures will be flood-proofed.
i. Streets, easements and travelways.The existing and proposed streets,including proposed bike lanes,access
easements, alley easements and rights-of-way, and travelways, together with street names, state route
numbers,right-of-way lines and widths,centerline radii and pavement widths.
j. Existing sewer and drainage facilities. The location and size of existing water and sewer facilities and
easements,the storm drainage system,drainage channels,and drainage easements.
k. Proposed sewer and drainage facilities. The proposed conceptual layout for water and sewer facilities and
the storm drainage system,indicating the direction of flow in all pipes and watercourses with arrows.
1. Existing and proposed utilities.The location of other existing and proposed utilities and utility easements,
including existing telephone,cable,electric and gas easements.
m. Ingress and egress.The location of existing and proposed ingress to and egress from the property,showing
the distance to the centerline of the nearest existing street intersection.
n. Existing and proposed improvements. The location and dimensions of all existing and proposed
improvements including buildings(maximum footprint and height)and other structures;walkways;fences;
walls;trash containers;outdoor lighting;landscaped areas and open space;recreational areas and facilities;
parking lots and other paved areas;loading and service areas;signs;and the proposed paving material types
for all walks,parking lots and driveways.
o. Areas to be dedicated or reserved. All areas intended to be dedicated or reserved for public use under
sections 32.7.1.1, 32.7.1.2 and 32.7.1.3, and shall include a note on the plan stating that the land is to be
dedicated or reserved for public use.
p. Landscape plan. A landscape plan that complies with section 32.7.9,if it is required to be submitted with
the initial site plan.
q, Traffic generation figures. If deemed appropriate by the agent due to the intensity of the development,
estimated traffic generation figures for the site based on current Virginia Department of Transportation
rates;indicate the estimated number of vehicles per day and the direction of travel for all connections from
,the site to a public street.
r. Symbols and abbreviations.A legend showing all symbols and abbreviations used on the plan.
s. Additional information.The agent may require additional information to be shown on the initial site plan as
deemed necessary to provide sufficient information for the agent and the site review committee to
adequately review the plan.
t. Dam break inundation zones. The limits of a dam break inundation zone.
u. Additional information for site plans within the neighborhood model district. Each site plan for a planned
development within the neighborhood model district shall contain the following additional information: (i)

32.5 INITIAL SITE PLAN;FORM AND CONTENT
32.5.1 FORM AND STYLE OF AN INITIAL SITE PLAN
Each initial site plan shall comply with the following:
a. Number of copies. Sixteen(16)clearly legible copies in blue or black ink of the plan shall be submitted.
b. Scale and size.The plan shall be prepared to the scale of one(1)inch equals twenty(20)feet or to another
scale approved by the agent in a particular case.No sheet shall exceed forty-two(42) inches by thirty-six
(36)inches in size.The plan may be prepared on one(1)or more sheets. If prepared on more than one(1)
sheet, match lines shall clearly indicate where the several sheets join. The top of the sheet shall be
approximately either north or east.
c. Dimensions.The plan shall be dimensioned to at least the following standards for accuracy:
1. Boundary,setback and zoning lines:One foot in one thousand(1:1,000)feet.
2. Existing contours:One-half('Y2)of the contour interval required in section 32.5.2(d).
3. Proposed contours:Within five(5)feet horizontally and vertically.

32.5.2 CONTENTS OF AN INITIAL SITE PLAN
Each initial site plan shall contain the following information:

required and the amount provided; the maximum amount of impervious cover on the site; and if a

32.5.3 RESPONSE TO INFORMATION DURING PREAPPLICATION PROCESS

32.5.4 GROUNDWATER ASSESSMENT INFORMATION
The application for an initial site plan shall include draft groundwater management plans and aquifer testing
workplans required by sections 17-1003 and 17-1004, if applicable. The requirements of sections 17-1003 and 17-
1004 shall be satisfied prior to final site plan approval.

32.5.5 PARKING STRUCTURE INFORMATION
The application for an initial site plan shall include architectural elevations, drawings, photographs or other visual
materials showing any parking structure proposed on the site and surrounding structures and land uses.

32.5.6 DAM BREAK INUNDATION ZONES
If the proposed development is located wholly or partially within a dam break inundation zone, the site review
committee shall review the initial site plan as follows: (i)it shall review the dam break inundation zone map on file
with the county for the affected impounding structure; (ii)notify the dam owner about the proposed development;
and (iii) within ten (10) days after the application is deemed complete, send a written request to the Virginia
Department of Conservation and Recreation to make a determination of the potential impacts of the proposed
development on the spillway design flood standards required for the dam as provided in Virginia Code§ 10.1-606.3.

32.5.7 FLOOD HAZARD OVERLAY DISTRICT
If the proposed development is located wholly or partially within the flood hazard overlay district,the site review
committee shall review the initial site plan to determine that the site will be reasonably safe from flooding and,if the
development is in a flood-prone area: (i)that it is designed to minimize flood damage within a flood-prone area;(ii)
all public utilities and facilities, such as sewer, gas,electrical,and water systems will be located and constructed to
minimize or eliminate flood damage; and (iii) adequate drainage will be provided to reduce exposure to flood
hazards.

32.6 FINAL SITE PLAN;FORM AND CONTENT
32.6.1 FORM AND STYLE OF A FINAL SITE PLAN
Each final site plan shall comply with the following:
a. Authorized preparer. The plan, and any amendments to a plan, shall be prepared and sealed, signed and
dated by an architect,professional engineer, land surveyor, or certified landscape architect, each of whom
shall be licensed to practice in the Commonwealth of Virginia.
b. Number of copies when first submitted. Two (2) clearly legible copies in blue or black ink of the plan, in
the scale and size required by subsection (d), and one(1)reduced copy of the plan no larger than eleven
(11)by seventeen(17)inches in size shall be submitted.
c. Number of copies when submitted for final signature approval.When submitting the final site plan for final
signature approval,four(4)print copies of the plan shall be submitted.
d. Scale and size.The plan shall be prepared to the scale of one(1)inch equals twenty(20)feet or larger,or to
another scale approved by the agent in a particular case. No sheet shall exceed forty-two (42) inches by
thirty-six(36)inches in size.The plan may be prepared on one(1)or more sheets.If prepared on more than
one(1)sheet,match lines shall clearly indicate where the several sheets join.The top of each sheet shall be
approximately either north or east
e. Dimensions.The plan shall be dimensioned to at least the following standards for accuracy:
1. Boundary,setback and zoning lines:Within one one-hundredth(0.01)of a foot.
2. Existing contours:Within one-half(%:)of the contour interval required in section 32.6.2(c).
3. Proposed contours:Within one(1)foot horizontally and vertically.
4. Spot elevations:Within one-tenth(0.10)of a foot.
5. Existing critical structures including utilities and other topographic features: Within two(2)feet,
provided that for critical structures,which include,but are not limited to,gas lines,other utilities,
pipes,conduits,walls and buildings to be preserved,within one-tenth(0.10)of a foot.
6. Proposed structures, roads, parking lots and other improvements: Within one one-hundredth
(0.01)of a foot.

over twenty[20]percent slope,maximum five[5]foot contours).
d. Water and sewer facilities. Detailed plans for proposed water and sewer facilities,including all pipe sizes,
types and grades; proposed connections to existing or proposed central water supplies ana central sewage

systems; location and dimensions of proposed easements and whether they are to be publicly or privately
maintained; profiles and cross sections of all water and sewer lines including clearance where lines cross;
all water main locations and sizes; valves and fire hydrant locations; all sewer appurtenances by type and
number; the station on the plan to conform to the station shown on the profile and indicate the top and
invert elevation of each structure.
e. Drainage and grading plans.Detailed construction drainage and grading plans:
1. Profiles of all ditches and channels whether proposed or existing, showing existing and proposed
grades, and invert of ditches, cross pipes or utilities; typical channel cross sections for new
construction;and actual cross sections for existing channels intended to remain;
2. Profiles of all storm sewer systems showing existing and proposed grades;
3. Plan view of all drainage systems with all structures,pipes and channels numbered or lettered on
the plan and profile views. Show sufficient dimensions and bench marks to allow field stake out of
all proposed work from the boundary lines;
4. A drainage summary table for culverts, storm sewer and channels as described in the following
example:

(5)feet or greater; centerline curve data;radius of curb returns or edge of pavement;location,type and size
of proposed ingress to and egress from the site together with culvert size; symmetrical transition of
pavement at intersection with existing street; the edge of street surface or face of curb for full length of
proposed street;when proposed streets intersect with or adjoin existing streets or travelways,both edges of
existing pavement or travelway together with curb and gutter indicated for a minimum of one hundred
(100)feet or the length of connection,whichever is the greater distance.
g. Public facilities and utilities.All public facilities,utility and drainage easements outside the right-of-way of
public streets,provided that new easements may be generally shown and accurately dedicated by separate
plat. All water and sewer facilities to be dedicated to public use and the easements for those facilities and
shall be identified by a statement that the facilities are to be dedicated to the Albemarle County Service
Authority.

❑h. One hundred year flood plain limits as shown on the official flood insurance maps for Albemarle County.
❑i. Existing and proposed streets, access easements and travelways, together with street names, state route numbers, right-of-way lines and

❑j. Location and size of: existing water and sanitary sewer facilities and easements; storm sewer facilities, drainage channels; and drainage
easements.
❑k. Proposed conceptual lay-out for water and sanitary sewer facilities and storm drainage facilities including storm detention ponds or
structures,indicating direction of flow in all pipes and watercourses with arrows.
❑1. Location of other existing and proposed utilities and utility easements.
❑m. Location of existing and proposed ingress to and egress from the property, showing the distance to the centerline of the nearest existing
street intersection.
❑n. Location and dimensions of all existing and proposed improvements including: buildings (maximum footprint and height) and other
structures; walkways; fences; walls;trash containers; outdoor lighting; landscaped areas and open space;recreational areas and facilities;
parking lots and other paved areas; loading and service areas together with the proposed paving material types for all walks,parking lots
and driveways;and signs.
❑o. All areas intended to be dedicated or reserved for public use.
❑p. Landscape plan in conformance with section 32.7.9 if required.
❑q. Where deemed appropriate by the agent due to the intensity of development, estimated traffic generation figures for the site based upon
current Virginia Department of Transportation rates. Indicate the estimated vehicles per day and direction of travel for all connections to a
public road.
❑r. The preliminary site plan shall be dimensioned to at least the following standards for accuracy:
❑ I. Boundary,setback and zoning lines-one foot in one thousand(1:1,000)feet;
❑2. Existing contours-one-half(%:)of the contour interval required in section 32.5.6.d above;
❑3. Proposed contours-within five(5)feet horizontally and vertically;
❑4. Existing structures,utilities and other topographic features-within five(5)feet;
❑5. Proposed structures,roads,parking lots and other improvements-within five(5)feet.
❑ s. The agent or the commission may require additional information to be shown on the preliminary site plan as deemed necessary in order to
provide sufficient information for the agent or the commission to adequately review a the preliminary site plan.
32.6 FINAL SITE PLAN CONTENT
❑ 32.6.1 A final site plan together with amendments thereto shall be prepared and sealed,signed and dated by an architect,professional engineer,
land surveyor,or certified landscape architect,each of whom shall be licensed to practice in the Commonwealth of Virginia.
U 32.6.2.A final site plan shall be prepared on mylar,sepia or other such transparency material which shall be termed as the master drawing.Two
(2)clearly legible blue or black line copies of the master drawing shall be submitted to the department of planning and community development.
(Added 5-1-87) In addition,if review is required by the commission,one(1)reduced copy no larger than eleven(I I)inches by seventeen(17)
inches in size shall be submitted.
❑ 32.6.3 Two(2)copies of a landscape plan shall be submitted with the final site plan if not previously submitted.
❑ 32.6.4 When the site plan is ready for final approval,the full-sized revised master drawing and a transparency copy of the master drawing shall
be submitted for the agent's signature. Once the agent has signed the master drawing,he shall return the master drawing to the developer and
the developer shall submit four(4)print copies of the signed master drawing to the agent.
U 32.6.5 Unless otherwise approved by the agent,the final site plan shall be prepared to the scale of one(1)inch equals twenty(20)feet or larger
or to such a scale as may be approved by the agent in a particular case;no sheet shall exceed thirty-six(36)inches by forty-two(42)inches in
size.The site plan may be prepared on one(1)or more sheets. If prepared on more than one(1)sheet,match lines shall clearly indicate where
the sheets join.The top of the sheet shall be approximately either north or east.
❑ 32.6.6 The final site plan shall reflect conditions of approval of the preliminary site plan. The final site plan shall contain the following
information in addition to all the information required on the preliminary site plan:
U a. Specific written schedules or notes as necessary to demonstrate that the requirements of this chapter are being satisfied. In
addition to preliminary site plan information,indicate if sale or rental units;number of bedrooms per unit,and number of units per building
if multi-family;specifications for recreational facilities.
❑ b. Proposed grading(up to twenty[20]percent slope,maximum two [2] foot contours;over twenty[20]percent slope,maximum five[5]
foot contours).
