The proposed access driveway at that time accounted for 13 total employees per day for the Crozet Business Office, which is still accurate. The existing office building at 6181 Rockfish Gap Turnpike utilizes this entrance as well with 6 current employee visits a day. In this site plan we are proposing parking in the rear of the building as the zoning code requires and these current 6 employees will then park on their respective property. With the additional office expansions, it is anticipated that the employee count will grow to 20 employees in the next few years. The calculations below reflect the 13 employees and 20 employees from both properties that will be utilizing this access driveway. a. A.M. Right Turn Lane Warrants i. PHV Right turns: 1. A total of 33 employees will visit the site per day. For ITE 710 General Office this has a Weekday A.M. Peak Hour of 0.48 trips x 33 for a total of 16 trips per A.M. Peak Hour. 2. 88% of the trips are entering which gives us a total of 14 trips entering and 2 trips leaving the site at peak hour. 3. Using the Directional Factor of 0.541 we assume 8 trips entering from the West. ii. PHV Approach Total: 1. The Peak Hour Volume for the approaching direction would be the A.M. volume coming from the west on Rte 250. This is 12,000 x 0.10 K factor x 0.541 Dir Factor = 649 PHV approaching iii.Based on these two factors, we are within the no turn lane or tapers required threshold. However, there were tapers installed due to the offset of the entrance from the travel lane to account for a future additional lane to Rte 250. b. P.M. Right Turn Lane Warrants i. PHV Right turns: 1.
