OK: this is a tenant panel refacing on an existingmonument sign Pole signs may be considered if existing site conditions rule out the ability to use a monument sign, and only when the pole is in proportion to the sign cabinet or panel. N/A MATERIALS 8.b Materials used in both the sign and support structures should be complementary. OK: the monument sign was approved in 2013 (ARB2013-88) and a Comprehensive Sign Plan was created for the tenant panel signs at that time. The materials for the tenant panel signs are not specified in the CSP, but the application proposed'/4" thick translucent white acrylic and blue paint They should also support the aesthetics of the building/complex being served by the sign. 8. b It is preferred that the base material match one of the primary building materials unless the sign design represents itself as a freestanding element complementing the building. COLORS 4.e Colors must be harmonious with each other. The CSP establishes that the tenant panels can be green (PMS 343), Red (PMS 188), Yellow (PMS 122), Black or white; this application proposes blue, the PMS equivalent of which has not been provided; regardless, blue is not an o tion and must be revised. Colors must not clash with other elements on the site, both when viewed in daylight and at night. Overly intense color, (such as dayglo or fluorescent colors), are prohibited. Use of three colors or less Black and white are colors. OK: two colors are proposed: a blue background (PMS equivalent not provided) and white text and border. The white text and border meet the CSP, but the background color does not. Additional colors may be approved if they contribute to a balanced/unified sign design. 9.c For raceway -mounted channel letters, raceways shall match the wall color. N/A: no raceway proposed. LANDSCAPING 8.d Use ground cover, shrubs and/or trees to integrate freestanding signs into the overall site landscape. N/A: the monument sign and landscaping are pre-existing and do not require review with this tenant panel refacing application Use plants from the Albemarle County Recommended Plants List. SCALE AND SIZE Updated: 9-30-2010 ARB2019-33: Goodwill tenant panel refacing on existing monument sign HNM 3/26/19 REF CHECKLIST ITEM NOTES 4.b Signs may not exceed the size, height and setback requirements as outlined in Section 4.15 of the Albemarle County Zoning Ordinance (unless the sign has received a variance). The approved size of the tenant panel for Buffalo Wild Wings is 57.25" x 14"; this is 58.5" x 14.5", which seems slightly larger and should be field verified. 8.c The structure of a monument sign shall not overwhelm the sign. N/A: the monument sign is pre-existing; this is just the refacing of a tenant panel The structure and the sign that it supports must be in proportion to each other. SIGN LETTERING AND TYPEFACE 4.d Lettering should be in proportion (font size and typeface style) to the sign and the building. OK, but the secondary line looks too small to read from a distance; the design would be better with onlythe main title, the subtitle eliminated. Use of three typefaces or less. OK: two typefaces proposed Additional typefaces may be approved if they contribute to a balanced, legible, unified sign design. N/A 8.e.iv If outlines of letters are proposed, the outline width must be in proportion to the letter width. N/A An outline width of 1/8" is the appropriate sign dimension. N/A TRADEMARKS, CORPORATE LOGOS, AND GRAPHICS 4.f The ARB may require that the color and scale of standard templates for trademarks, service marks, corporate logos and graphics be modified. N/A: no logo/graphic proposed When used, trademarks, service marks, corporate logos and/or graphics should be incorporated as an integral part of the overall sign. LIGHTING 8.e.i External illumination (or no illumination) is preferred for freestanding signs. NA: no external illumination proposed 5.f Any internal illumination is considered to contribute to visual clutter and will be limited. The design will be evaluated for size, balance, complexity, and distance from and relationship to the Entrance Corridor. OK: internal illumination proposed, but this needs to be explicitly stated on the drawing. No specifications needed if the lighting apparatus is re-existin . 5.e External Illumination should be shielded and not create glare. NA: no external illumination proposed Lighting should be aimed so as not to project illumination beyond the sign. All external light sources shall be white. Updated: 9-30-2010 ARB2019-33: Goodwill tenant panel refacing on existing monument sign HNM 3/26/19 REF CHECKLIST ITEM NOTES 8.e.ii Ground mounted lighting should be shielded by landscaping so that it is not visible NA: no external illumination proposed from any adjacent property or right-of-way. S.h An exposed light source that forms the body of a sign, (such as exposed neon N/A: no neon proposed signs), shall not be used. 5.g All illumination shall be non -blinking. OK 5.c External illumination (or no illumination) is preferred for approved graphics/logos; NA: no external illumination proposed internal illumination may be considered for approval. OK: internal illumination proposed/pre-existing 8.e.iv Cabinet signs shall have a non -illuminated background, or an opaque (zero light N/A: no cabinet sign proposed, but the transmission) background. background is presumably opaque (could be clarified on sign drawing) Cabinet signs shall be constructed such that no light spills outward from the top, N/A: no cabinet sign proposed bottom, sides or back. 8.e.iii Channel letters (although not likely appropriate for freestanding signs) with N/A: no channel letters proposed translucent faces shall be constructed such that no light spills outward from the top, bottom, sides or back. If back -lit (halo -lit), the faces and returns of channel letters shall be opaque. N/A: no halo/back-lighting proposed ARB ACTIONS (ARB Billboards are inappropriate for the Entrance Corridors. N/A: no billboard proposed Action Memo: 1/19/10) No refacing design (no combination of colors, images, text and layout) will make the billboard an appropriate appearance. Existing billboards may not increase in size and may not include modifications beyond the existing sign surface. No new illumination of any kind may be added to the billboard. (ARB Reader boards shall have an opaque background. N/A: no reader board proposed Action Memo: Only the letters may be illuminated, but illumination is not required. Reader boards shall not exceed 40% of the size of the overall sign face. 1/19/10) The background color of the reader board shall be black or some other color already on the sign face. Updated: 9-30-2010 ARB2019-33: Goodwill tenant panel refacing on existing monument sign HNM 3/26/19 REF CHECKLIST ITEM NOTES Construction of the reader board shall be integral with the main sign. The track holding the letters shall have minimal visual impact. (ARB Synthetic stucco is acceptable for signs if mounted on a solid surface such as N/A Action concrete block and if limited to use as a flat surface as a background for lettering. Memo: 5/4/09) Styrofoam backing is not acceptable. N/A Action on ARB-P(BP)-2001-12 Red acrylic #2283 has been determined to be an N/A: no red color proposed Wood Grill inappropriate color for signs. Pantone color match for 2283 is 485C. Red #2793 has been approved as an acceptable substitute. Pantone color match for 2793 is 187C. (See below. 12/21/15 action on ARB 2015- Generally, for signs in the Entrance Corridors, red 485 may 114 & -115 Shell Signs be acceptable on a case -by -case basis as a secondary color. (ARB Action Scale, location, proximity to existing building(s), quality of sign materials, OK Memo: 10/5/09) and sign height and other pre-existing conditions determine how much planting is required at the base of the freestanding sign. If LED lighting is proposed the sign drawing must state The level of illumination Light note not included provided by the LED lights will not exceed the illumination produced by a single stroke of 30 milliam ma neon. Internal LED for the gas pricing: Daytime intensity limited to 70% of maximum N/A intensity; Nighttime intensity limited to 16% of maximum intensity with automatic dimming at dusk. ARB Visual clutter resulting from adjacency, for example at the Hardee's locations, is a OK Action reasonable basis for not allowing illumination of the graphic.
