The LOR submission was submitted to Zoning, Engineering, and the Architectural Review Board staff for their review. Zoning and Engineering staff did not have any objections. In order for the amended site plan to be approved the following revisions are required: 1. [General comment] Due to the request for landscape substitution, please revise the landscape plan (sheet 6) of the approved final site plan rather than the layout plan (sheet 3). 2. [ARB comment] Landscape screening should have a layered and integrated appearance so as not to draw undue attention to that which is being screened. A single line of single -species trees does not have a layered or integrated appearance. Furthermore, the choice of TO (Thuia occidentalis'Nigra'), which has a mature spread of 5-10 feet and a mature height of 20-30 feet, may conflict in canopy with the proposed deciduous trees adjacent to the street. Revise the landscape plan to provide a staggered, layered arrangement of evergreens of more than one species. 3. [ARB comment] The Entrance Corridor criterion that large shade trees be planted along the street frontage at 3.5-inch calipers is intended to create a more -mature landscape from day one. If the approved tree species Ulmus parvifolia'Allee' (Allee Elm) and Zelkova serrata'Green Vase' (Green Vase Zelkova) cannot be sourced at these calipers, then substitutions for species which can be sourced at those required calipers can be made. Native and locally native species are recommended. Revise the landscape schedule and plan to show large shade trees at 3.5-inch caliper along the Entrance Corridor and 2.5-inch shade trees within the parking area. 4. [ARB comment] Revise the proposed height of the Ilex x meservae (Blue Maid Holly) to a minimum of 24" at time of planting. 5. [ARB comment] Correct misspellings in plant schedule: "Ulmus panifolia" should be "Ulmus parvifolia"; "Ilex comula" should be "Ilex cornuta". 6. [ARB comment] On the revised drawing, provide a bubble around the proposed landscaping substitutions to show a change from the approved site plan and provide labels for the 8 TO (Thuja occidentalis'Nigra'), 29 TM (Taxus x media densiformis), 29 IM (Ilex x meserveae), and 7 VD (Viburnum dentatum) In accord with the provisions of Section 32.4.3.5 of Chapter 18 of the Code if the applicant fails to submit a revised final site plan to address all of the requirements within six (6) months after the date of this letter the application shall be deemed to have been voluntarily withdrawn by the developer.
