on the following appeal, which was denied by the zoning administrator on Feb 19

should properly come before the board of zoning appeals.

Remarks: The Ordinance calls for a 50 foot setback. We request a
variance and would like approval on a 35 foot setback for two

STAFF REPORT
Charles F . Pietsch , Jr. has made application for a
variance from the minimum setback of 50 feet in an M-1
Manufacturing zone . The applicant requests a variance to
enable him to place the proposed building to within 35 feet
of the right of way of Berkmar Drive , He states that this
is desirable because he plans to expand the building to
the rear in the future and that approximately 35 to 40
feet of the rear of the lot is extremely low and has a
creek running through it. The 15 feet which he is asking
for , in his opinion is quite important for the following
reason ; Without it we would be restricted to about a
35 foot expansion and would then definitely lose all rear
of the building parking facilities . The applicant also
notes that all other buildings erected in the development
are now setting back 35 feet .

I understand that Nr. C. F. Pietsch, Jr. is planning on
erecting an office building and warehouse on Lot 13, Berkmar,
Albemarle County.
I also understand that he has applied for a variance from the
present zoning reulation of a 50 foot minimum setback so that
the building may be put approximately 35 feet back, or even
with the existing structures.
As a lot owner in this development I have no objections to
his obtaining this variance.
