Subject: SUB201800186 — Wawa Easement Plat (dated 2/22/2019)
The easement plat referred to above (dated February 22, 2019) has been reviewed by Albemarle County's
Community Development Department (CDD) pursuant to Subdivision Ordinance Section 14-208.2, and
reviewed by other members of the Site Review Committee (SRC), as applicable.
CDD-Planning has a review status of No Objection; all previously -identified review comments and other
items have been satisfactorily addressed, provided that the corresponding deeds and agreements are
executed by the County. Additionally, all other applicable SRC members have indicated their review
status of No Objection. Therefore, administrative approval is hereby granted for SUB201800186.
Please submit signed, notarized signature copies of SUB201800186 to the Community Development
Department at your convenience, to be transmitted to staff in the County Attorney's Office and County
Executive's Office, and to then be signed by the Agent after the corresponding instruments are executed.

1. [14-303(L)]: Please provide deeds for review by the Community Development Department and the County
Attorney's Office for the following proposed easements: temporary construction easement; "storm" or drainage
easement; stormwater management easement; off -site landscaping easement; and off -site sight distance
easement.
(Update 2/18/2019): Deeds and other agreements (inclusive of County review comments markups and
comments) were returned electronically to Ms. Weiss from Mr. Andy Herrick, Albemarle County Deputy
County Attorney, on February 4, 2019. All required easements and agreements must be formally approved or
executed by the County prior to plat approval.
See CDD-ARB review comments regarding off -site landscaping easements.
(Update 3/29/2019): Satisfactorily addressed. Signed, notarized deeds and other agreements were
transmitted to the County Attorney's Office on March 26. Those documents will be processed by the
County Attorney's Office and County Executive's Office upon receipt of signed, notarized copies of the
easement plat SUB201800186.
2. [14-302(A)-5 and 18-32.7.4.21: The stormwater management facilities access and maintenance easement (and
corresponding deed) must be provided to the County for public use. Please ensure the plat contains a note that
states the "SWM Maintenance & Access Easement[s]" are dedicated to public use.

3. [14-302(A)-5] : Public sanitary sewer easement must be provided to ACSA for public use (if required; ACSA
review comments pending — easement plat under ACSA review as of 2/18/2019).

We can make that minor change and issue the revised sets to you as instructed.
We have forwarded your Deed comment to Mark Fontaine (owner) and he will help coordinate the change you
mentioned.
Could you please also confirm that you do not have any additional comments on the proposed easement plat. I believe
it should have been distributed to you by the County with our most recent submission, but I have also attached it for
reference. Please note per feedback from Tim Padalino, ACSA approval is the final approval item we are seeking.

Hello Lawrence,
I have looked over the Wawa site plan from the County and have minor comments below:
Call out casing pipe (not concrete encasement) on the sewer profile, where the wall crossing is. You can refer to TD-36
of our construction specifications, or include it in your details section.
Once this is updated, you can send over 3 copies of the site plan to our office. These plans should be ready for our
approval, nut I will have a final look over to make sure no red flags show up if any changes to the site are made. Be sure
to include original P.E. stamp and signature with the submission. Also if the irrigation application is ready, feel free to
submit that as well.
I have received the Deed of Easement for this site and there is one change that I have caught that will need to be
changed (the County attorney does not sign off on this DOE). If you have a word file of this I can send this over to our
attorney to make sure everything is in order.

The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section, has reviewed the above referenced plats, as submitted by Bohler Engineering, dated 9 &
24, respectively, January 2019, and find them to be generally acceptable.
If further information is desired, please contact Justin Deel at 434-422-9894.
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the Charlottesville Residency Transportation and Land Use
Section at (434) 422-9399 for information pertaining to this process.
