As you'll see in the attachment,the text you added to the drawings reproduces very small when printed on 8.5x11" paper;when it's enlarged to 11x17" paper, it becomes too pixelated to be legible. I had to use a magnifying glass to read the information. That said, please note that the EC Design Guidelines apply to all elevations of a building that are visible from the Entrance Corridor(in this case,the street is 250 E); the north elevation (parking lot side) of the Town and Country Shopping Center is not visible from the EC, and therefore,Tropical Smoothie may erect a sign with its standard, corporate colors on the north (parking lot)side only. As for the fee,the application states that a review fee is waived for any parcel which has a CSP;the philosophy behind this is that ARB staffs time spent reviewing such applications for compliance are minimal if those applications are complete and are compliant with all of the standards outlined in the site-specific CSP as well as the EC Sign Guidelines. 2 However,too often we receive applications that are incomplete or do not address all of the guidelines outlined in these two documents, and we spend as much time reviewing those applications as we do others(that do not have a CSP); therefore,ARB staff has decided to require a fee if a sign application for a property with a CSP is incomplete and/or does not address all criteria requested in the CSP and the EC Sign Guidelines. In short,there is no fee, but I highly encourage you to turn in a thoroughly complete application that meets all standards set forth in the two documents I included here (with hyperlinks),otherwise we will ask for a fee if our review time increases. Please let me know if you have further questions related to the ARB review process or the EC Sign Guidelines/CSP criteria for Town and Country.
