If you're confident the slope hatching will show on the print copies you submit for signature, then I wouldn't spend any more time on it. I'll just give it a quick look when signature copies are submitted to make sure it's there. Sorry about this! I just checked what I submitted and its showing up on my end (image 2). I agree that it's not showing up for you (image 1). What program are you using to view the PDF's with? It looks like to me that something is washing out and editing those PDF's at some point. Compare the sidewalk hatching in image 2 vs image 1. In the original the sidewalk hatching is darker and more dense than what you sent in the PDF. So something is getting lost in translation somewhere between when I upload the plans and when you view them. So, we will require a selection from the large street tree list. I didn't mention in my previous email that you'll need to specify the size, which is a minimum 1.5—1.75" caliper. Given this, it may actually be to your benefit to go with a street tree selection as it will be harder and likely more costly to find dogwoods that large. I had misread the key on the copy of the plan I was looking at, I had also missed adding one of the existing trees that I had accounted for in my canopy calc. I believe what is shown now accurately reflects the correct species/location of the trees. Street Trees: It appears that the approved plan was showing 3 dogwoods along Branchland's drive,that for whatever reason between then and now had been removed. I have added 3 new dogwoods along Branchlands Dr. I believe that those three in combination with the existing trees satisfy the street tree requirement for this parcel. Screening:There are screening shrubs adjacent to the parking currently(verified via site visit). It also looks like the screening shrubs on site currently are still in conformance with the approved plan(e.g. all shrubs currently on site match the location shown on the approved plan). Specifically about your landscape plan comment#7, in regards to providing a landscape easement for the plantings on the lilac court properties. We don't believe a permanent easement is required around these plantings as they are not being used to meet any site plan requirements. None of the plantings in that area are being used to meet any canopy requirement. In addition we are showing a screening fence along the western property line per the SUP.The plantings shown on the lilac court properties are a onetime concession between Cambridge and the property owners and the property owners will ultimately be responsible for the care of the plants. If you're saying the plat and/or deed will be recorded later, that's fine...just provide written authorization from the easement holder that they are willing to vacate the easement. I realize on paper there are two separate LLC's that have ownership.Would you prefer to see off-site easements shown on the plan and have them documented,when in actuality what's happening is a company is giving an easement to itself? -This one is a little tricky too. While I understand that the parcels may technically be under the same ownership,the fact is.a separate parcel may be sold at any time. So, I think any off-site easements should be shown and documented. This,path will be lighted, but will the lights be disturbing to the adjoining houses on Lilac Court? 2. I see that it is proposed to have a vinyl fence between WH and Lilac Court—this will be attractive. Wood was originally planned. 3. Where are the air conditioning units to be situated? The developer originally said that they would be on the roof, well away from Lilac Court, but I have not been able to find them—please clarify this. 4. I am also deeply concerned that there will not be enough parking around this new building for either staff or visitors. I believe it is inevitable that there will be an overflow which will have to take up the spaces in the adjoining courts,which will be extremely upsetting for the elderly residents from the point of view of noise and taking up residents' parking spaces. ,a 5. It is the general opinion that the Whistler Building is far too large for the lot—it will tower over Lilac Court and the Sargent Building, cutting off light and air—Branchlands is meant to be a quiet residential area for elderly residents and this building will look like an elephant among rabbits. We asked for landscaping that softened the 4-story building as it will loom both by height and terrain over our Lilac Court units which are mostly one story. It looks like the plan calls for"small trees". Not what we had in mind. 2. The developer showed us various fencing options including stone and asked us to choose. It looks like the specified material for the fence is vinyl. This was not our choice. 3. The sewer easement that runs between Whistler and Lilac Court apparently requires the fence to be set back 10 or more feet from our property line. The developer said he would provide landscaping on the Lilac Court side of the fence. 4. The developer said he would assist with traffic calming. We would appreciate a speed limit sign or two specifying 15 mph near or on the property line and one parallel to the Manor House Gazebo. Both locations are either at the top of or on the down hill part of Branchlands Drive on the Whistler/Manor House side of this private road. Thanks again. It is a Major Amendment, but the plan that's being amended is SDP200100102...not 5DP199600119. SDP200100102 was approved in 2002,valid until 2007. In 2007 it was extended to September 2009. In 2009 the state extended all valid site plans to 2014, and then in 2011 the state extended all valid site plans to 2017....so there it is, the whole complicated history. I suspected there was a 2001 submittal, but it wasn't listed in CountyView so that complicated my research. The info below refers to toe 2002 approval as 5DP1996-119 whicf, . e n't think it correct. I believe an application was submitted sometime after the 2001 letter of determination (which said SDP1996-119 was expired), but I can't find a record of that SDP application (it may be in SPIN but I can't connect to that through VPN)...that plan may have been approved in 2002 and was then extended in 2007 to 2009. I sent an email to Megan asking what she knows about it and will let you know once we figure it out. I would assume it would be a Major(if it is an amendment), as the building is changing shape significantly, previously it was just a rectangle. Most of what we've been doing in the County lately has been site plan amendments, however in the City they requirement for the Preliminary plan has been removed,which has caused me some confusion on the process.
