(The following review comments are those that have been identified at this time. Additional review comments or conditions may be added or eliminated based on further review.) This review was completed using the sections listed under Section 14-208.2 of the Subdivision Ordinance. References to Chapter 14 (Subdivision Ordinance) and/or Chapter 18 (Zoning Ordinance) of the County Code precede each comment, as may be applicable. The County Code is kept up-to-date by the County Attorney's office and may be found at www.albemarle.org/cogplycode. Community Development Department — Planning: Requested Changes (4/8/2019) Tim Padalino / tadalino@albemarle.org [SDP-2017-58] : CDD-Planning staff is unable to determine if the proposed easement would impact the landscaping shown on the landscape plan for approved final site plan SDP-2017-00058. Specifically, it appears that proposed Easement Area `A' could potentially necessitate impacts to, or removal of, several of the Quercus trees shown on Sheet L1.02 of the approved landscape plan for SDP-2017-00058. (Please see attached Sheet L1.02, and which is show on the following page, and which is also available online at: http://cob- lfiche03/WebLinkWA/2/doc/969712/Pa eg 1.aspx?searchid=f56d479c-cbb2-4669-9f87-2ef65d9ffc6b.) Therefore, please verify that the proposed easements would not impact or require the removal of any trees shown on the landscape plan for the approved final site plan SDP-2017-00058. This may be done by supplying a separate exhibit for CDD-Planning review. Such an exhibit should be drawn to scale and show the locations of landscaping on Sheet L1.02 in relation to the proposed easement areas. The location of landscaping from the approved final site plan does not need to be shown on the final version (signature copy) of the easement plat. However, if one or both of the proposed easements would impact or require the removal of any trees shown on the landscape plan for the approved final site plan SDP-2017-00058, then each of those impacted or removed trees would need to be replaced on -site after receiving County approval to amend the landscape plan for the approved final site plan SDP-2017-00058. This would require the submission, review, and approval of a letter of revision (LOR) or other type of site plan amendment, to be determined at the time any such amendment is necessary (as may be applicable).
