PETITION: Body shop under Section 24.2.2.17 of the Zoning Ordinance which allows body shops
by special use permit. No dwelling units proposed.
ZONING: HC Highway Commercial—commercial and service; residential by special use permit
(15 units/acre);
EC Entrance Corridor Overlay District—overlay to protect properties of historic, architectural or
cultural significance from visual impacts of development along routes of tourist access. AIA
Airport Impact Area: Yes

This petition will be reviewed and public comment received at the ALBEMARLE COUNTY
PLANNING COMMISSION MEETING ON TUESDAY,AUGUST 7, 2018.
The Albemarle County Planning Commission will meet at 6:00 p.m., Lane Auditorium, Second
Floor, County Office Building, 401 McIntire Road, Charlottesville, Virginia. Should you wish to
attend this meeting, you may call this office during the week of the meeting to ask the tentative
time the item is scheduled on the agenda.
After the Commission has taken action on the proposal, a second public hearing will be
scheduled for the Board of Supervisors. The Board's meeting begins at 6:00 p.m (evening
meeting) or 9:00a.m. (day meeting). A letter of notification of this hearing will not be sent to
adjoining owners; however, you may check this website:
http://albemarle.orq/upload/imaqes/webapps/zoninq/for SIGN# 12 to see its status at any time.

RE: Community Meeting, Malloy Amendment to Body Shop SP-2018-00005
Dear Neighbor,
We invite you to attend the Places 29 Rio Community Advisory Committee meeting on
June 28th, 6 pm, at the Albemarle County Office Building, 401 McIntire Road,
Charlottesville Virginia, 22902, Room 235.
At the community meeting, we will discuss our client Malloy Ford's request to amend a
previously approved special use permit for a body shop use. As you may know; Malloy Ford is
working to relocate its existing Ford dealership from the Pantops area to the former Better Living
Building Supply property on Route 29 North at 2n70 Seminole Trail. Malloy Ford has obtained
two special use permits: (1) for outdoor storage and display and (2) a body shop use, both on
the Better Living Building Supply property. The body shop's approved location is in an existing
building in the rear of the property, adjacent to Berkmar Drive. Due to the high costs of
renovation of the previously approved building, Malloy Ford is proposing to operate a portion of
the body shop use in a portion of the former Better Living Furniture store — the former furniture
store's warehouse at 2060 Seminole Trail. See the enclosed exhibit showing the locations of
the previously approved body shop building, auto dealership (former Better Living Building
Supply buildings), the newly proposed location for the body shop use, and the former Better
Living Furniture store.
The purpose of the meeting is to provide an opportunity for residents to receive
information and ask questions about the proposed project, County review procedures, and
relevant regulations and policies of the County applicable to the proposed project. The
applicant and County staff will be available at the meeting to answer questions about the project
and the review process.
The meeting will start (doors will open) at 6:00 pm. The meeting will include a
presentation of the proposed project tentatively beginning at 7:00 pm, followed by a question
and answer period. The event will be held at the Albemarle County Office Building, Room 235,
located at 401 McIntire Road, Chariottesviiie Virginia, 22902, ai the intersection of McIntire
Road and Preston Avenue, with its entrance off McIntire Road.
