Albemarle County
The primary concern in the positioning of the buildings in The Pines
Subdivision has been the effect of building on the site and minimiz-
ation of removal of trees to acommcdate the various sanitary and water
systems.
When the building indicated on the attached plat was situated in the
field , the people laying out the house were instructed to stay within the
confines of an area which would have caused the removal of the fewest
number. of trees and yet screen the property from State Route 764. A large
swale runs immediately through the center of this property and would be
difficult to place a septic system within. , Many large trees have been
saved (see photograph) , and I believe that the preoccupation with the sav-
ing of trees and the evident attempt to stay right on the setback line as
,wittnessed by the enclosed physical survey neglecting, however, the bend
in the road which is difficult to perceive through pine woods, caused this
_ building to be located over the 50' setback line by 7 ' at one end of the
building. Visual examination of the site, the location of this building
and its relation to the next lot 16- to achieve privacy, the geography and
preserved trees show this site to be one of the better building sites.

Route 764 at its intersection with Route 663 and is described
as County Tax Map 31, Parcel 4 , Lot 17 , Block A, Rivanna
Magisterial District.
