The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference,
which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302 (A)(3)] State whether Scottsville Road right-of-way is a public or private street in the road
label on Sheet 2. Rev. 1: Comment addressed.
2. [14-302 (A)(7)] On Sheet 2, identify departing lot lines with dashed lines, and new lot lines with solid
lines. Rev. 1: Comment addressed.
3. [14-302 (A)(9)] Please confirm that after the BLA, each parcel will have a building site as required by
the Albemarle County Zoning Ordinance. Revise Note 7 on Sheet 1 so that it states that each TMP
contains a building site that complies with Section 4.2.1 of the Albemarle County Zoning Ordinance.

4. 114-302 (A)(10)] On Sheet 1, add a note for each individual TMP stating the number of existing and
proposed development rights for each parcel. The plat shall also contain the following note: "Parcel
[letter or number] is assigned [number] development rights and may/may not be further divided and
when further divided these rights shall not comprise more than [number] acres. The residue of Tax
Map/Parcel [numbers] is retaining [number] development rights and when further divided it shall not
consist of more than [number] acres." Development rights need not be assigned to a special lot. Rev. 1:

5. [14-302 (B)(1)] Add a date of last revision to each sheet. Rev. 1: Comment not fully addressed.
Please add a revision date to the plat.
6. [14-302 (B)(5)] Revise Note 5 on Sheet 1 by removing reference to the Scenic Byways Overlay. This is
not an official Albemarle Count Overlay Zoning District. Rev. 1: Comment addressed.
7. [14-302 (B)(10)] On Sheet 2, show the locations of stream buffers required by the water protection
ordinance, with the following note: "The stream buffer(s) shown hereon shall be managed in accordance
with the Albemarle County Water Protection Ordinance." Rev. 1: Comment addressed.
8. [14-303 (A)] Revise the Statement of Consent to Division title bars on Sheet 1. Next to the words
"Owner's Consent," please state the TMP number of each parcel. Rev. 1: Comment not fully
addressed. The second owner signature line on Sheet 1 lists TMP 102-34C. However, the owner
name stated is the owner of TMPs 102-34. Please revise.
9. [14-303 (C)] The boundary line of TMP 102-34 that is just south of Line L9 does not have a
bearings/measurement. Please provide this information on next submittal. Rev. 1: Comment
addressed.
10. [General comment] Remove the note related to subsequent divisions of residue parcels and entrances
onto public streets currently shown on Sheet 1. Rev. 1: Comment addressed.
11. [14-303 (H) and 14-421] Provide a legend identify all permanent reference monuments identified on the
plat (i.e. IF = Iron Found, etc.). Rev. 1: Comment addressed.
12. [14-309 & 14-3101 Please provide the results of percolation tests or other methods of soil evaluation
used to determine the suitability of the soil for subsurface drainfields located onsite within each revised
parcel. Show the locations of existing subsurface drainfields for each lot that will measure less than 5
acres. Rev. 1: Soils report and plat have been forwarded to the Health Department for review and
approval.
