We have reviewed the above referenced plans and have the following comments:
Engineering (Emily Cox)
1. WPO Plan must be approved before road plan can be approved.
2. Please ensure correct road plan application and fee is submitted. This includes a fire rescue fee.
This application was short $100.

3. Sheet C1.0 refers to a 48' ROW and Sheet C4.0 refers to a 54' ROW. Please clarify.
4. Ensure all street signs are shown: street name, speed limit, etc.
5. Ensure this plan matches the WPO Plan (labeling easements, culvert designs, etc).
6. Please specify plantings or grass that can withstand the proposed 2:1 Slopes.

1. Currently under review. Please do not make any revisions before receiving planning comments.
VDOT (Adam Moore)
1. See attached comment letter dated 3/26/19.

GIS (Andrew Slack)
1. The road name 'Brooke's Lane' is not acceptable. The County does not allow the use of
apostrophes in road names anymore. Please have the road name shown as 'Brookes Lane' on the
future plans before approval will be given. If you have any questions please contact this office
directly.

Dear Mr. Cox:
The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section, has reviewed the above referenced plan as submitted by Timmons Group, dated
February 19, 2019, and offers the following comments:
1. Please mill and overlay to the adjacent travel lane.
2. Flagging operations will be necessary, please provide MOT plan.
3. Right of Way on Brookes Lane is indicating 54' ft., doesn't match typical section which
is 48' ft.? Which is correct?
4. Crest vertical curve at station BVCS; 10+40.00, PVI station 10+58, K=11.43, doesn't
meet the minimum K value of 12 for 25mph, please adjust.
5. Contractor/Developer must provide pavement design based on in -situ material.
6. Please refer to VDOT's Road Design Manual Appendix B1-Pg.14, (SSAR) for
connectivity design requirements for public roads.
7. Will be permitted to hold the pavement width of 20'ft., if the shoulder width is increase
to 5' ft.
8. Please provide ditch calculations.
9. PIease refer to VDOT's Road Design Manual Appendix B(I), pg., B(1)-8 (SSAR) for
design standards for Residential and Subdivision Streets.
Please provide two copies of the revised plan along with a comment response letter. If further

A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the Charlottesville Residency Transportation and Land Use
Section at (434) 422-9399 for information pertaining to this process.
