Project Brief
The owner intends to renovate the building for a new restaurant which will bring activity to the
Downtown Crozet District (DCD), and will contribute to a lively and attractive "Main Street"
environment. Mr. Alexander is the owner of Crozet Pizza, an iconic local restaurant that is a hub
of community activity. For many years, he's been hoping to introduce a new dining venue to the
area. This endeavor will bring another locally owned business to Crozet, one that will support the
community through employment and also by featuring locally sourced ingredients on its menu.
Mr. Alexander also owns the adjacent building (1193), and hopes to eventually improve it, along
with the space between the two structures, further contributing to the aesthetic appeal of Crozet
Avenue. Landscape improvements will also help it become an important part of the community's
vision for a walkable and well-connected downtown area.
Existing Building
1205 Crozet Avenue is a one-story masonry structure with a flat roof in the Downtown Crozet Dis-
trict. Its front facade is red brick, and the sides are painted concrete block. Its footprint is approxi-
mately 2880 square feet. Windows are single pane steel sash befitting a utilitarian government
building. 1205 was built in 1953 as the local Post Office, and it has been rented for other uses over
the years, but is currently unoccupied.
Proposed Work
The existing concrete ramp, steps, walk, and stoop will be demolished to make way for a new
covered porch, as well as a more inviting street presence. The added entrance at the southeast
side of the building will provide ADA access. The design proposes adding to the existing minimal
parapet to give the building some architectural character suitable for a commercial main street
in a small, charming downtown. That parapet also offers the opportunity for some understated
signage, within the guidelines of the Entrance Corridor. A planter around the base of the building
will serve to bring the scale of the building down at the southwest corner. The project will greatly
enhance the street and the properties around it by transforming a nondescript structure into a
neighborhood hub, bringing new new life to the DCD.
Windows and Doors
On the front facade, we are replacing the existing front door and windows with a larger openings
and more glass, using high -quality windows and doors. On the west facade, the owner would like
to use Pella Architectural Bifold windows to allow the interior space to share with the porch. The
windows would have divided lights, and would be compatible with the style of the building. A
black or bronze finish would be specified, along with minimally reflective glass. The design inten-
tion is for the activity of this space to be visible from the street.
Exterior Colors and Materials
The material and color palettes are intended to recall the history of Crozet, in particular, its relationship
to the railroad, which was so important to its early commercial success. Painted stucco at the base will be
scored to articulate the material and break down the scale of the wall on the street face. Stucco on existing
surface will unify the disparate materials that exist now. Paint colors will be Chelsea Grey, Ivory White and
Abingdon Putty, a muted palette chosen from the Benjamin Moore Historic Colors collection.
Steps and porch floor will be colored concrete. Railings will be black powder coated steel frame with archi-
tectural infill panels. They will look and feel substantial, while allowing some transparency for the seating
area.
Plantings and Screening
Plants will be integrated into the design with a permanent masonry planter on the southwest corner wall,
and a vegetated verge along the south side, facing the neighboring building. This material will be selected
from the Albemarle County recommended plants list, favoring native species. These planters will help
bring the scale of the building down and create a more pleasant streetscape. Additional plantings will serve
to ease the edges of the structure, and to integrate the more functional elements of the building.
The design incorporates screening for the functional aspects of the day-to-day operation of a restaurant.
Enclosures will be integrated with landscape elements to create a tidy and attractive street presence.
Signage and Lighting
The programmatic needs for signage and lighting have not yet determined. All lighting and signage will
adhere to Entrance Corridor Design Guidelines, and will be compatible with the context of the DCD.
