The property is owner by Crown Corporation, leased by Robinson & Leininger. Also, located on the building are two (2) "Open" signs (without permits) and a wall sign advertising the business (Sign permit #S-76-108) . The sign in question has already been erected. Proposed Variance The applicants are requesting a variance of thirty-eight feet (38') from Section 8-4 of Zoning Ordinance to allow sign to be located only 12 feet from the right-of-way of Route 631. Zoning Ordinance Requirements Section 8-4 reads as follows "all structures except signs advertising sale or rent of the property shall be located fifty (50) feet or more from any street right-of-way". Staff Recommendation The staff feels that the view of the building from the road is unobstructed; site has good road frontage, plus the wall sign that is on, the front of the building seems large enough to attract customers (16' x 4' orquare feet) . SUBJECT : Signs-Scott Furniture Company DATE : August 31 , 1976 On August 24 , 1976 , I inspected the signs at Scott Furniture Store on Rio Road (Tax Map 45 , Parce 23 , zoned M- 1 ) . The wall sign on the building is okay however , the freestanding sign is only 122 feet from the right-of-way of Rio Road . The setback require- ments to comply with Section 8-4 of the Zoning Ordinance is 50 feet . I called this morning and talked to Mr . Robinson who now wishes to apply for a variance . Remove the rubbish and debris from within the building. 2. Remove the rubbish and debris adjacent to and within the vicinity of the pro- posed furniture store. 3. Install approved steps from the side exit door. 4. The door knob for -che front door is to be repaired so that it operates properly without diificulty. 5. A dry chemical portable fire extinguisher (mininran rating 4A:20BC) is to be installed near an exit door with the top of the unit rrrunted no higher than five (5) feet from the floor.. There is to be a tag attached to the unit in- dicating either the date of purchase or a current maintenance and inspection date within the last twelve (12) months.
