Lane Tax Map: 130A-27 Zoning: B-1 Acreage: 0.703 Existing Activity The existing building houses feed, seed, and other supplies, a small office area, plus three storage stalls (under roof) . The adjoining properties to the north, west, and south are also zoned B-1. The topography of the pro- perty in the rear of the building, backing up to Baldwin Avenue, drops off at a slope of 1:1. Baldwin Avenue is a private road which leads to several houses, but is not a State maintained road. Proposed Variance The applicant is requesting the Board grant a variance of 105 ft. from Section 18-3-1 and Section 7-3 of the Zoning Ordinance to allow the building to be only 45 ft. from the right-of-way of Route 20 S. and a variance of 46 ft. from Section 7-3 to allow addition to the building to be only 4 ft. from the right- of-way of Baldwin Avenue. Addition to the north of the building is for a pro- posed office building and display area; the addition to the south will be for stalls. Zoning Ordinance Requirements The Zoning Ordinance prohibits construction of any structures within 150 feet of the right-of-way of any designated scenic highway or Virginia Byway (Section 18-3-1) , Route 20 South is a scenic byway. The Zoning Ordinance also requires all structures be located 30 feet or more from any street right-of- way (Section 7-3) . Staff Recommendation If the Board wishes to grant this variance the staff finds no problem with the proposed additions, however, we suggest that if approval is given it be subject to the following conditions: 1) Site Plan Approval; 2) Building Permits are obtained; 3) Fire Marshal Approval; 4) Sign Permits be obtained for any new signs. • • �.. • APPLICANT'S LIST OF N..r • ADJACENT OR ABUTTING PROPERTY OWNERS • • The Planning Department will list all Map and Parcel Numbers of Adjacent or Abutting Property Owners.
