Clark - Western Sizzlin' Steak House Tax Map: 61W-01-A-3 Zoning: B-1 Acreage: 62,370 square feet Existing Activity Western Sizzlin's building is still under contruction and is approved to be used as a restaurant as per Section 7-1-31 of the Zoning Ordinance. The only entrance to the property is located on Westfield Road, the property is basically flat, and there are not trees, shrubs, etc. , to obstruct ones view of the site. This site's layout appears to be identical to the adjoining property, Expresso Restaurant, which does not have any entrance signs. However, Expresso's entrance is closer to Route 29 North. Also, there is one freestand- ing sign located on the premises. All adjoining properties are zoned B-1. Proposed Variance The applicant requests the Board grant a variance of 15 feet from Section 7-3 of the Zoning Ordinance to allow a directional sign to be only 15 feet from the right-of-way of Westfield Road and a variance from Section 16-80-7 of the Zoning Ordinance to allow the sign to be illuminated. Zoning Ordinance Requirements The Zoning Ordinance allows directional signs under Section 15A-6-4 and 16-80-7, Definition of, "a sign (one end of which is pointed, on which an arrow is painted or otherwise indicates the direction to which attention is called) not illumi- nated, four (4) square feet or less in area, giving the name only of a person(s) , farm, business or other establishment", and when setback 30 feet from any street right-of-way (Section 7-3) . Staff Recommendation If the Board grants this variance the staff suggests approval be given subject to the following conditions: 1) Site Plan be amended, if necessary; 2) Sign permits be obtained; 3) Electrical permits be obtained if signs are to be illuminated, and; 4) Make the Sign Advisory Committee aware of need to eliminate the setback requirements for directional signs.
