Engineering easement plat review comments:
1. Sheet 1
a. [14-303.0.] Provide signature panel for the (authorized) county agent.
b. For TMPs 60-20 & 20B, either on plat or in Note block (lower left), provide bk.-pg. ref. to most
recent real estate record of transfer, or, if most recent, instrument creating parcel.
c. Ref. requirements at 14-208.2.C. (image, below /p. 2):
i. Include Note at 14-302.B.10.: "The stream buffer(s) shown hereon shall be managed in
accordance with the Albemarle County Water Protection Ordinance."
ii. [14-302.B.9.] Provide floodplain information. Note may indicate parcels lie in FEMA
Zone `X', or similar.
iii. [14-302.B.7.] Provide water supply watershed notation.
iv. [14-302.B.7.] Provide agricultural /forestal notation.
v. Not strictly required: Albemarle requests note stating critical slopes exist on TMPs 69-20
and 69-20B. We suggest showing critical slopes wherever they occur, graphically.
Again, this is not a requirement.
2. Sheet 2
a. Include DEQ Guidance Note: text image, below (Note 7. from similar forest /open space easement
plat).
b. Revise 4.200 Ac. easement label to read 4.200 Acres Forest & Open Space Easement.
c. Please include legend /note, S = ? (Nail set, IPS, etc.)
3. Sheet 3
a. Provide TMP information similar to that for TMP 69-20 (sheet 2), for TMP #69-47C.
b. Please include legend /note, F = ? (Nail found, IPF, etc.)
c. If proposed Extended Detention pond limits are revised, or Ext. Det. Pond outfall routes in a new
direction (west, for example), revise proposed easement as needed.
d. Provide /label private drainage easement from Ext. Det. Pond outfall to receiving stream, including
across Dick Woods Lane 30' easement. [14-43 LA.1.]

e. Provide Access between Dick Woods Lane and SWM Facility Easement, such that vehicles may
legally access the SWM facility other than by parking on the edge of SR 637. Provide metes
/bounds, label as SWM Facility Access Easement, and list acreage. [Ref. same as d.]
f. Revise 0.386 Acre Storm Water Pond Easement to read `0.386 Acre [rev. Ac. if needed] SWM
Facility Easement.'

7. THE FOREST AND OPEN SPACE EASEMENT IS SUBJECT TO THE
GUIDANCE SET FORTH BY DEO IN THE VIRGINIA STORMWA TER
MANAGEMENT PROGRAM. THEAREAS WILL REMAIN UNDISTURBED IN A
NATURAL, VEGETATED STATE, EXCEPT FOR ACTIVITIES AS APPROVED
BY THE LOCAL PROGRAM AUTHORITY, SUCH AS FOREST
MANAGEMENT, CONTROL OF INVASIVE SPECIES, REPLANTING AND
REVEGETA TING, PASSIVE RECREATIONS (EG. TRAILS), AND LIMITED
BUSH -HOGGING TO MAINTAIN DESIRED VEGETATIVE COMMUNITY (BUT
NO MORE THAN FOUR TIMES A YEAR, EXCEPT AS PERMITTED BY
EXISTING EASEMENTSAND AGREEMENTS). FURTHER, THE
CONSTRUCTION, INSTALLATION, RELOCATION, REPAIR, REPLACEMENT,
OPERATION, AND MAINTENANCE OF NEW OR EXISTING PUBLIC UTILITY
STRUCTURES AND FACILITIES SHALL BE PERMITTED WITHIN THE
FOREST AND OPEN SPACE EASEMENTS AND ACCESS TO SUCH
STRUCTURES AND FACILITIES SHALL BE PERMITTED AS DESCRIBED IN
EXISTING AND FUTURE UTILITY EASEMENTS AND AGREEMENTS.

Sec. 14-431 Easements for stormwater management facilities and other control measures.
The agent shall require each subdivider to establish easements for stormwater management
facilities and other control measures, as follows:
A. The following easements shall be required:
1. An easement for all stormwater management facilities and other control
measures located on the property shall be established whenever the improvement is designed and/or
constructed beyond a street right-of-way or access easement, and shall extend from all drainage outfalls to
an adequate channel as defined in 4 VAC § 50-30-10 that satisfies the minimum standards in 4 VAC § 50-
30-40(19) to the boundary of the property.
