Densmore who resides at 121 Bollingbrook Drive in Key West Subdivision. Mrs.: Densmore has been my patient since her arrival last year in the Charlottesville area. Since that time, I have been treating her for chronic severe low back pain which requires constant medication and palliative therapy. It appears that this condition will persist for the foreseeable future. I support Mrs. Densmore's plans to build an attached garage which can keep her out of inclement weather. Densmore RECEIVED % $ STAFF REPORT VA-76-37 Fred & Catherine Densmore Tax Map: 62B(2) Section 3, Block H, Lot 11 Zoning: R-1 Existing Activity The property is located on the corner of Bollingbrook Drive and Vincennes Road in Key West Subdivision. The existing house is a one (1) story brick dwelling with a garage, attached, which was remodeled into a family room. (The east end of the house is only 22 feet 7 inches from Vincennes Road.) Also, to the rear of the house there is a metal storage shed which we understand will be removed. The building permit, #76-305, has been applied for. Proposed Variance The applicant requests a variance of 13 feet from the required setback from street right-of-way in the R-1 Residential zone, to allow an addition of an attached garage. Zoning Ordinance Requirements The Zoning Ordinance requires that "all structures, except signs advertising sale or rent of the property, shall be located thirty (30) feet or more from any street right-of-way", Section 4-3; Section 4-7, Special Provisions for Corner Lots, states that "of the two sides of a corner lot, the front shall be deemed to be the shortest of the two sides fronting on streets. The side yard on the side facing the side street shall be thirty (30) feet or more for both main and accessory buildings". Staff Recommendation The proposed addition will be flush with the existing house although when the addition is built it will be built on an angle which will make this addition only 12 feet from Vincennes Road.
