Existing Activity
The existing lot is vacant and zoned for business. To the immediate
east is a shopping center, a car dealership and to the south, west,
and northwest residential areas. The lot affronts Virginia Highway 6.
Proposed Variance
The applicant is requesting the Board to grant a variance of 75'from
the scenic highway setback of 150 feet. Highway 6 has been declared
a scenic highway.
Zoning Ordinance Requirements
Article 18, Section 18-3-1 requires a 150 setback for all structures
from any designated scenic highway.
Staff Recommendation
If the Board wishes to grant this variance, the staff recommends it do
so only upon a showing of a hardship and with the following conditions:
1) Site Plan review,
2) Building permits,
3) Fire Marshal approval,
4) Sign permits obtained, and
5) Planning Commission approval.
