DATE: February 8, 1977 Mr. Robert Jordon, owner of Lot 35, Block E, Section 2, of Camelot Subdivision, telephoned our office at 8:15 a.m. , this date to in- quire about the variance application. After discussing the variance application with Mr. Jordon he stated that he would try to review the file prior to the meeting, however, at this point, he would not be in favor of the Board granting this variance. 1 is STAFF REPORT VA-77-02 Camelot of Albemarle, Inc. Tax Map: 32E-1B Zoning: R-1 Acreage: 12.143 Existing Activity The property at present is undeveloped. Proposed Variance The applicant requests that the Board waive the lot depth requirement of 125 feet for lots 8, 16, 17, 18, 20, 23, 24, and 40, Section 3, Camelot Subdivision. Applicants Hardship The variance is required because it is either impossible or very impractical to conform to this requirement because of predetermined boundary lines, re- quired road design standards and topography. Zoning Ordinance Requirements The Albemarle County Zoning Ordinance requires that residential lots be 125 feet in depth as per Section 4-2-1. Section 4-2-1 reads as follows, "Category 1: re- sidential lots, served by a public sewer system and a public water supply shall provide a minimum depth of one hundred twenty-five (125) feet and have a minimum area of eight thousand two hundred (8,200) square feet". Staff Recommendation If the Board wishes to grant this variance the staff suggests that approval be given subject to the following conditions: 1) Plat be approved through the Planning Department; 2) Grading Permit be obtained for grading of new section of subdivision, and; 3) Building, Plumbing, and Electrical permits be obtained. / 0 • N..
