Strong Tax Map: 56-107A(1) Zoning: B-1 Acreage: 2.0 Existing Activity The site in question contains the Clover Lawn Basket Shop on the front of the parcel with Mr. Strong's house situated in the rear of this parcel. Diamond Rodeo Co. and Gola's Resturant is located on the opposite side of Rt. 250. There is an Exxon service station situated immediately to the west of the site. Proposed Variance The applicant is requesting a variance of 115 feet from the required 150 foot setback under Article 18-3-1 of the Albemarle County Zoning Ordinance, Scenic Highway Designation, to allow for expansion. Zoning Ordinance Requirements Article 18-3-1 of the Albemarle County Zoning Ordinance requires that no structure shall be constructed within 150 feet of the right-of-way of any designatedscenic highway. Hardship The proposed addition is to be to an existing structure that is presently located only 35 feet from the right-of-way of Rt. 250. Staff Recommendation If the Board chooses to grant this variance the staff recommends that the following conditions be met: 1) The site plan be submitted if necessary; 2) The Building permits be obtained in compliance with the Building Code • • APPLICANT'S LIST OF ADJACENT OR ABUTTING PROPERTY OWNERS The Planning Department will list all Map and Parcel Numbers of Adjacent or Abutting Property Owners.
