Your application will be heard on the 8th of March, 1977,
the second Tuesday in March. We will be notifying you again

8th of February 1977 if your application had been received on

STAFF REPORT

Existing Activity
The site in question is located on the south side of Route 250 West, approx-
imately 12 mile east of Yancey Mills; the Crozet Moose Lodge is located just
west of this property. Located on the property is a two-story frame building
which is presently being used as an antique shop. A grocery store service
station operation is located immediately across Rt. 250 from this Antique
Shop.
PROPOSED VARIANCE
The applicant is requesting relief from the 150 foot setback requirement under
article 18-3-1 of the Albemarle County Zoning Ordinance Scenic Designation.
ZONING ORDINANCE REQUIREMENTS
Article 18-3-1 of the Albemarle County Zoning Ordinance requires that no
structure be constructed within 150 feet of the right-of-way of any
designated scenic highway.
HARDSHIP
Applicant wishes to buid an addition of a dwelling unit attached to the main
structure which is presently located less than 150 feet from the right-of-way
of Rt. 250.
STAFF RECOMMENDATION
If the Board chooses to grant this variance the staff recommends that the
following conditions be met:
1) The site plan be submitted if necessary;
2) The Building permits be obtained in compliance with the Building Code
