STAFF REPORT
VA-77-12 Mr. and Mrs. G. H. Nichols
Tax Map: 61M, Section Four, Block 7, Lot 19

Existing Use: Dwelling, Single-family
Existing Activity
This lot is located on the northwest side of Commonwealth Drive; at present
the road does not continue through the subdivision (there is a "temporary
turn-around") . There are single family dwellings located on Lot 18 and also
directly across the road from this lot.
Proposed Variance
The applicant is requesting the Board grant a variance of 6 feet from the
required 30 foot front setback as per Section 4-3 of the Zoning Ordinance
to allow for the construction of a carport. Due to the existing terrain
of the property the cost of construction would be excessive if he met the
30 foot requirement.
Zoning Ordinance Requirements
Section 4-3 of the Zoning Ordinance requires all structures, except signs
advertising sale or rent of the property, shall be located thirty (30) feet
or more from any street right-of-way.
Staff Comment
The variance would be unobtrusive and therefore the staff recommends
approval for the senior citizens involved. If the Board chooses
to approve the variance, no conditions are recommended.
