Existing Activity
There is one (1) mobile home located approximately 14 mile south of this
location. An auto body shop is located approximately 14 mile to the north-
west of the property. An open field with no activity is located on the
opposite side of Route 742.
Proposed Variance
Applicant requests a variance of 35 feet from the required 50 foot rear
yard regulations under Section 7-4 of the Albemarle County Zoning Ordinance.
Due to the depth of the lot the 50 foot requirement, if met, would not leave
room for practical use of the property as a used car lot.
The Planning Commission is to review the site plan on April 19, 1977.
Zoning Ordinance Requirements
Section 7-4 of the Albemarle County Zoning Ordinance requires that the min-
imum rear and side yard setbacks adjacent to a residential or agricultural
district shall be 50 feet.
