Po-ar 1 old PL4 Lrr i t / ___. _________ I 1 Noe Nee STAFF REPORT VA-77-16 Rivanna Water & Sewer Authority Tax Map: 57-29B Zoning: A-1 Existing Use: Water Filtration Plant Existing Activity Several single-family dwellings are situated on the north side of Route 240 across from this location. Wooded area remains to the east side of the pro- perty, 1 dwelling is located in this area approximately 14 mile southeast of the proposed addition. Proposed Variance The applicant is requesting a 17 foot variance from the required 25 foot side yard setback requirement in an A-1 zone under Section 2-5-1 of the Albemarle County Zoning Ordinance. Additional storage space is needed on the east side of the existing structure due to the fact that a driveway has been in existence on this side of the building for the purpose of delivery of supplies. Zoning Ordinance Requirements The Zoning Ordinance requires that the side yard setback be a minimum of twenty-five (25) feet or more, for each main structure as per Section 2-5-1 of the Zoning Ordinance.
