Church Tax Map : 18/ parcel 7B Acreage : . 7903 Zoning : A-1 Existing Activity A single family residence presently sits on the parcel. The lot is a lot of record prior to zoning. Proposed Variance A variance of 55 ' from the front yard setback required in an A-1 zone. (75 ' ) The variance is for a detached family garage for accessory use to the single family dwelling. Zoning Ordinance requirement Section 2-3 requires that all structures be setback from any road 75 ' . Staff Comment : The accessory structure will meet other setbacks required of the ordinance. The staff recommends approval. If the Board chooses to approve this varaince, the staff recommends the following conditions : 1) That the accessory garage does not erode on the front building setback line established by the present house. 2) Any soil disturbing activity that may result in erosion on adjoining property owners be implemented pursuant to recommendations of a designated soil erosion inspector.
