The County of Albemarle Planning Division will grant or recommend approval of the plat referenced
above once the following comments have been addressed: [Each comment is preceded by the applicable
reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302(A)(4); 14-302(A)(6)] Revise the label for the proposed 30' access easement to state
that it is a "30' shared driveway easement," as this access can be a shared driveway.
2. [14-302(A)(10)] As development rights must be used within the boundaries of the original
1980 parcel lines, with the minimum two acres required coming from the original parcels,
please show on the plat or provide a worksheet showing the original parcel boundaries from
1980 overlaid on the proposed new property lines, so that staff can verify the proposed new lots
have sufficient acreage from the 1980 parcels to meet the two -acre minimum.
3. [14-302(B)(5)] There is a typo in the phrase "Entrance Corridor" in note #5. Please fix.
4. [14-303(E)] Identify on the plat who the holder of the shared driveway easement will be. Also,
include a note on the plat that the maintenance of the proposed shared driveway shall be by the
owners of the lots affected by the shared driveway easement, not the Virginia Department of
Transportation or the County of Albemarle.
5. [14-308.1] Pay the required fee of $355 for a Tier 2 Groundwater Review. This fee should be
paid at the front desk of CDD, and a groundwater assessment will be performed by the County.
6. [14-317] A private street maintenance agreement will be required for the proposed private
street serving these two parcels. Attached is a recently updated template for this agreement,
which must be completed and submitted to the County for review by the County Attorney's
office before approval of the plat can occur.
7. [14-400; 18-4.6.1 ] The lot width of Lot 1 must be at least 250 feet. Please revise.
8. [14-4041 As this subdivision is on a major rural road as listed in 14-207(E), there can only be
one access point into these lots. Revise the shared driveway easement to include the existing
driveway serving Lot 2, or that driveway will have to be closed, with a new driveway coming
off of the shared driveway easement.

The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section has reviewed the Tax Map# 56-32B-Subdivision Final Plat, January 28, 2019 as
submitted by Roudabush, Gale & Associates, and find it to be generally acceptable.
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the VDOT Charlottesville Residency Land Use Section at (434)
422-9399 for information pertaining to this process.

RE: Review of Proposed Subdivision Plat and attached Soils Information for Individual Onsite
Sewage Systems as part of a division of Tax Map 56 Parcel 32132 located in Albemarle
County, Virginia.
Dear Mr. Reitelbach:
On March 5, 2019, the County of Albemarle requested the Virginia Department of Health (via the Albemarle
County Health Department) review the proposed subdivision plat identified above. This letter is to inform you
that the above referenced subdivision plat is approved for individual Onsite Sewage Systems in
accordance with the provisions of the Code of Virginia, the Sewage Handling and Disposal Regulations,
and local ordinances.
This request for subdivision review was submitted pursuant to the provisions of § 32.1-163.5 of the Code of
Virginia which requires the Health Department to accept private soil evaluations and designs from an
Authorized Onsite Soil Evaluator (AOSE) or a Professional Engineer working in consultation with an AOSE for
residential development. This subdivision was certified as being in compliance with the Board of Health's
Regulations by: Stephen P. Gooch OSE #1940001284. This subdivision approval is Issued in reliance
upon that certification.
Pursuant to § 360 of the Regulations this approval is not an assurance that Sewage Disposal System
Construction Permits will be issued for any lot in the subdivision identified above unless that lot is specifically
identified on the above referenced plat as having an approved site for an onsite sewage disposal system, and
unless all conditions and circumstances are present at the time of application for a permit as are present at the
time of this approval. This subdivision may contain lots that to do not have approved sites for onsite sewage
systems.
This subdivision approval does pertain to the requirements of local ordinances.
