EXISTING ACTIVITY
Garage, Office and Warehouse.
PROPOSED VARIANCE
Request a variance of 82 ft. to allow addition to nonconforming structure to
be 68 ft. from right-of-way of Rt. 250 West, Scenic Highway.
ORDINANCE REQUIREMENT
No structure , except as hereinafter provided in the case of certain signs,
shall be constructed within 150 feet of the right-of-way of any designated
scenic highway or Virginia byway having a right-of-way width of fifty feet
or more, nor within 175 feet of the right-of-way of any such highway or
byway having a right-of-way width of less than fifty (50) feet.
STAFF COMMENT
The applicant has a building that existed prior to the scenic highway
designation. If the Board chooses to grant the variance, the staff recommends
the following conditions:
1) Compliance with the Scenic Highway Sign provisions on new signs or
improvements.
2) Landscaping on the border of the building pursuant to approval of Site
Plan by the Planning Commission (In the event site plan is not required,
a landscape plan shall be submitted to the Zoning Administrator
and approved by the Zoning Administrator) .
3) Approval of existing entrance by Highway Department.

The Albemarle County Planning Commission at its meeting November 29, 1977,
approved the above mentioned site plan subject to the following conditions:
1. Western fence is to have woven slats;

obtain a certificate of occupancy until condition #3 is satisfied.
