To divide property into 0.36 acre and 0.642 acre parcels existing house on 0 .36 acre parcel served by well and septic; Requests continued use of existing well and septic as long as present occupants in the house. Proposed residence on 0.642 acre parcel will use public water and sewer. ORDINANCE REQUIREMENT Residential development served by neither a central sewer system nor a central water supply shall provide a minimum area of sixty-thousand (60,000) square feet per dwelling unit. STAFF COMMENT The Board is empowered to make an exception to the area requirements set forth in R-1 zone. 60,000 square feet is the minimum area requirement for a parcel served by a well and septic system. The proposed parcel served by a well and septic system is 15,708 square feet or short by 44,292 square feet. A Parcel served by a public water and sewer must have a minimum of 8,500 square feet and tha proposed parcel to be so served is shown to be 27,993 square feet, or an excess of 19,493 square feet. If the applicant paid the expense of a public water and sewer hook-up, the plat would more than likely be approved. The staff encourages that this expense be undertakend because if the septic and well do go out of commission the hook-up will be required anyway by the Health Department and County. Moreover, a public hook-up would allow further subdivision of the parcel.
