Re: ARB-2017-1 15: Sapon and Swisher Dental
Dear Ms. McMahon,
Please find below responses to each of the following conditions. Please find attached with this
memo two full set of revised drawings addressing each of these conditions and the Revised
Application Submittal form.
1 . Provide a more developed north elevation including fencing, materials, and composition.
Response: A north elevation has been provided that shows the proposed fence, materials,
and composition, including precedent imagery and rendered views. Please see sheets A5
and A6.
2. Correct the plant schedule to correspond with the number of plants shown on the landscape
plan (C105 of the site plan set).
Response: The plant schedule has been corrected and corresponds with the number of plants
shown.
3. Reduce and limit the number of proposed plants for anyone species to 25% of the total for
that plant type by adding more variety. Reconsider the plantings along Whitewood for better
year-round screening.
Response: Two new tree species have been added to provide more variety: four Serviceberry
ornamental trees have been added to the Hydraulic Road elevation and two Magyar Ginkos
have been added along Whitewood. In addition to the Ginkos, the ornamental grasses along
Whitewood Road have been replaced with Winter Red Winterberry shrubs and Fragrant Sumac
ground cover.
4. Clarify on Existing Conditions sheet (C 102) of the site plan set if the wooden rail fence on the
northern property line is to be demolished.
Response: A note has been added to that sheet calling for demolition of existing fence.
5. Provide a complete lighting plan that includes all proposed freestanding and wall-mounted
lights with the final site plan.
Response: A lighting plan sheet has been added to this submission.
6. Intersperse ornamentals among the large shade trees on the EC frontage.
Response: Four Serviceberry ornamental trees have been added to the Hydraulic Road
elevation, interspersed amongst the River Birch.

7. Update the Existing Conditions sheet (C 102) within the site plan set to show which trees in the
Northeast Corner will be removed for poor health.
Response: Notes have been added to the sheet specifying which trees will be removed.
Additionally, this information is specified on Landscape Plan (C105).
8. Clarify the sign easement area delineated on the Existing Conditions sheet (C 102) within the
site plan.
Response: A note has been added to the sheet clarifying the location of the sign easement.
9. Revise the landscape plan to verify that the proposed trees on the west side of the property will
not conflict with existing utilities. Ensure that the proposed development meets the landscape
guidelines.
Response: The middle tree along the Hydraulic Road EC frontage has been shifted to avoid
the underground gas and telephone utilities.
10. Provide two large shade trees on the interior of the parking area along the Whitewood
side.
Response: Two Magyar Ginkos have been added along Whitewood Road.
11 . Add standard plant health note to the landscape plan (C 105) of the site plan set.
Response: This standard note has been added to the sheet.
12. Show adequate tree protection fencing on the site plan set.
Response: Tree protection fencing has been added to Grading and Utility Plan (C 104) as well
as the Landscape Plan (C105).

Dear Mr. Schafer,
The Albemarle County Architectural Review Board reviewed the above noted item at its meeting on
Monday, December 4, 2017. The Board, by a vote of 4:0 approved the request, pending staff
administrative approval of the following conditions:
1. Provide a more developed north elevation including fencing, materials and composition.
2. Correct the plant schedule to correspond with the number of plants shown on the landscape
plan (C105 of the site plan set).
3. Reduce and limit the number of proposed plants for any one species to 25% of the total for
that plant type by adding more variety. Reconsider the plantings along Whitewood for better
year-round screening.

plantings of trees and shrubs shall be allowed to reach, and be maintained at, mature height;
the topping of trees is prohibited. Shrubs and trees shall be pruned minimally and only to
support the overall health of the plant.
12. Show adequate tree protection fencing on the site plan set.

Please provide:
1. Two full sets of revised drawings addressing each of these conditions. Include updated ARB
revision dates on each drawing.
2. A memo including detailed responses indicating how each condition has been satisfied. If
changes other than those requested have been made, identify those changes in the memo
also. Highlighting the changes in the drawing with "clouding" or by other means will facilitate
review and approval.
3. The attached "Revised Application Submittal" form. This form must be returned with your
revisions to ensure proper tracking and distribution.
When staffs review of this information indicates that all conditions of approval have been met, a
Certificate of Appropriateness may be issued.
