The County of Albemarle Planning Division will grant or recommend approval of the plat referenced
above once the following comments have been addressed: [Each comment is preceded by the applicable
reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302(A)1] In the title of this plat, provide the name of the magisterial district this property is
located within. The title currently says "Magisterial District" without specifying which one.
Comment addressed.
2. [14-302(A)4, 14-302(A)51 Are the easements shown on the plat public or private? Please
identify. In addition, in note # 19, it appears that the drainage and utility easement reference
should state "...along the rear and sides of all lots.. " Comment addressed.
J. [14-302(A)10] The plat must contain a note indicating the right of further division of the
proposed lots. The following note must also be on the plat (the language can be adjusted
slightly to match the specifics of this plat as a boundary line adjustment):
"Parcel [letter or number] is assigned [number] development rights and may/may not be further
divided and when further divided these rights shall not comprise more than [number] acres. The
residue of Tax Map/Parcel [numbers] is retaining [number] development rights and when
further divided it shall not consist of more than [number] acres." Please use the provided
language for note #19 on development rights, although the language about "the residue
of..." is not needed since the second parcel would not be a residue. For these two parcels,
each would have two (2) development rights assigned to it.
4. [14-302(B)1] Provide the date of revision of this plat on the next submittal. Comment still
applies.
5. [14-303(C)] Provide the measurements and distances for the exterior boundary lines of the
property. There are several lines labelled as "C1," "C2," etc.; however, there is no table
provided to identify that information. In addition, there are no measurements provided for the
line (near the driveway) between the old property line and the proposed new property line
along Barracks Hill, between the IF and IS symbols Comment addressed.
6. [14-303(D)] Include the acreage of the area that is being transferred between the two parcels.
Comment addressed.
7. [14-309, 14-310, 14-4161 As Revised Lot 34 is under five (5) acres in size, and is losing area as
a result of this boundary line adjustment, provide information for review by the Health
Department, in accordance with sections 14-309, 14-310, and 14-416 of the Albemarle County
subdivision ordinance. The final plat cannot be approved until the Health Director has approved
soils evaluation reports demonstrating that the properties have adequate soils for subsurface
drainfields and reserve drainfields for septic systems and for private wells. Please submit three
copies of a soils evaluation report to the County so that these can be forwarded to the Virginia
Department of Health for review and approval. For more information, you may wish to contact

forwarded to the Health Department for their review. Comments or approval from the
Health Department will be provided to the applicant when received by Planning staff.

8. [18-10.41 This item was missed in the first review; however, in note #10, revise the setback
reference to "...Albemarle County Code, Chapter 18, Section 10.4."
