The hardship claimed is the narrowness of the lot of which the, t' side is bounded by the Southern Railroad's tracks. The desire of the developer is to best utilize the narrow corridor of land which he has available and the applicant believes this can be best accomplished with a variance. Ordinance Requirement "The minimum side yard adjoining or adjacent to a residential or agricultural district shall be fifty feet." (As per Section 7.1-6 (a) of the Zoning Ordinance. ) Staff Report If the Board chooses to approve the variance, the Staff recommends no con- ditions. 17
