Fishback, Jr. (per agent John Farmer, Jr.) Tax Map: 60A - 06 -D7, Lot 7, Section 6 Acreage: .7 (ca) Zone: R-1 ZONING ORDINANCE REQUIREMENTS Section 4-5-2 of the ordinance requires a 35 foot rear setback. VARIANCE REQUESTED Applicant requests variance of 25 feet to allow proposed additions to be 10 feet from the rear property line. Applicant claims a need to expand the existing house on an existing lot both of which existed prior to zoning. The existing rear building line is approximately 30 feet from the rear property line. STAFF COMMENT The rear addition is largely an open deck while the extension of the house to the side and rear shall be for a living room and garage. If the Board should choose to grant the variance, the staff recommends the following condition if such does not already exist. „.„7 1) Tree screening to 4 rear of the property such as white pines. Fishback to allow an addition to be 10 feet , from the rear property line, I am writing to support his request. • My house is located immediately adjacent to the Fishback residence, and we are very pleased at the prospect of the addition they have planned. Having just added on to our house, we are naturally pleased to see others as committed to this neighborhood as we are. Furthermore, the proposed addition should help control the drainage across our lot by directing the runoff to the back of our lot (the side of the Fishback lot) . We do not think that the addition will be in any way adverse to our enjoyment of our property. Because of the way our house is located on our lot (lot #8) , we do not now nor will we in the future see much of the Fishback house.
